SouthEnd Projects

I just noticed that Citiline is finally planning to build their the final building to their Citispace at South End complex which will also front Tryon. Below is the original rendering for the building, but I have a feeling the design has changed...though I'm hoping this gets built as is (minus the security gate that has already been built).

^ Neither...between there.....there are already two existing buildings...one is a rehab of an older industrial building, and another is a new 2-3 story brick buiding that has a wood-arbor/porch thing going on it facing Tryon.....both of the existing buildings are surrounded by a metal black fence with gated entrance off of Tryon. This new building would be located between the two existing buildings I just described.....all of these buildings are on the same block as Tremont Music Hall, but with direct frontage on S. Tryon.

That's such a small piece of land. I was hopeing those buildings would have more breathing room since there is vacant land all around them.

Do you think Tremont will continue to stay in its location? I haven't been there in 10 years.

1) excellent location

2) this isn't typically a residential builder so no established reputation that I know of for a residential project. They did hire a consultant who normally works on suburban townhomes and apartments.

3) hard to say, expect delays with most projects these days it seems

4) can't answer that, who knows. i do feel the quality is lacking compared to other similar projects in similar locations. its price per foot is in line with others who don't put carpet in bedrooms and don't make quality finishes an upgrade. IMO its price should be more in line with Ryan homes The Block where finishes are similar but pricing reflects what you are paying.

This is a great area to live, though. I have a few friends that live in the immediate area or have businesses in the immediate area.

I just purchased a unit in Chelsea South End. I love the location (my fiancee would live at Tutto Mondos is she could) and the design works for me. Its not the most "exciting" or "different" looking structure, but I think it will help the building blend in better. The agents on location told me that they are moving along on schedule and are planning to break ground once they sell 50%, looking at 4th quarter 09 for completion, but are shooting for earlier...but its still way to early to tell. I'm optimistic about appreciation, the neighborhood isn't too sketchy right now and is getting cleaned up with more projects like this. I feel good about and I'm looking forward to moving in! :-)

They were asking about Chelsea Southend, different from Southaus...good news about Southaus though!

I think all of these will move forward, timing is just the question and that, to me, has nothing to do with the quality or desirability of the projects -- just the current economic situation and the mortgage industry woes.

I've heard that Southhaus is updating their design to increase the number of units with a north and west view, possibly reducing the number of units facing Ideal Way. These are obviously the ones with skyline views, so it seems that people were snatching those up, but not the others. I hope that means they will be able to sell a lot more quickly and get that project moving up fast.

I attended the the event and they did have a good turnout. Of course it's a little hard to tell because their office is a little cramped for a crowd with any size at all.

I really hope that Chelsea is able to move forward. Something about the project that I can't quite put my finger on has me a little concerned. Maybe it's that they are an out of town developer.

FYI, the South End council met last night concerning the expansion of South End.
