Purchase Price for the Grand Casino in Gulfport Revealed

The Sun Herald has uncovered the secret purchase price for the Grand Casino in Gulfport--$55m. In spite of the damage to the property from Katrina, this seems like a steal. No wonder they tried to keep it under wraps.

Seashore Retirement Community to be Sold for Development

Some sesidents of the Seashore Retirement Community on Beach Boyulevard in Biloxi aren't happy with the pending sale of the property for new development. The Mississippi Methodist Senior Services reps claim that a new complex will be built in a "safer" area closer to I-10. Architecturally, the retirement home is nothing special, and is ripe for redevelopment. In human terms. however, the project seems questionable. This sort of conundrum is likely to replay itself as valuable waterfront property is sold and sold again.

Isle of Capri to Build In Western Harrison County

It looks as though there will soon be another casino in Bay St. Louis. The Isle of Capri has announced its intention to build on property it owns there south of I-10. I'd thought they were going to concentrate upon the expansion of their Biloxi property.

Certainly better than the Quality Inn Emerald Beach which used to be on the site! There will be lots more where this came from. I do think that Biloxi needs to exhibit more direction in its planning.

Oh you bet! It seems like there is a new condo development proposed for the Mississippi Coast every day. I just hope most of these are actually built, and not just proposed, and eventually just end up dead. It seems like that is happening more and more in Florida now, which has been experiencing a huge condo boom.

Sienna on the Coast

Sienna will be a 14 floor condo complex with amenities including lush landscaping around an infinity-style pool and fountain, putting green, sauna, excercise room and gated entry. It location is centered on the proposed construction just beginning on the Gulf of Mexico between Biloxi and Pass Christian.

The Shores of Paradise

The Shores of Paradise is now at the contract phase in the preconstruction development, but there is still a great deal of units available. The market for preconstruction in Biloxi, Mississippi is booming and is making for some great opportunities. Prices on the Shores of Paradise are starting in the mid $400k and deposits are about 20%. Completion of this preconstruction condominium is scheduled for late spring early summer of 2008.

Oak Shores

The all new gated community will be developed in two phases. The first phase to be offered immediately for purchase will be comprised of 184-units.

Phase two containing 196 new mid-rise units will be announced later this year.

The private residential community centrally located at 1664 Beach Boulevard - east of Rodenburg Avenue, will feature numerous amenities including park-like recreational areas with grills, fitness centers, club houses, two resort style pools and a Highway 90 cross-over walk to the beach.

Unlike Florida, there is obviously an enormous housing shortage on the coast right now. I also think the demand for expensive waterfront condos is higher than one might initially suspect on the coast. As for Florida, I think the slump is only temporary. All of the trends point to more development on the coastlines- whatever the wisdom involved, it is still a definite trend.

R.I.P. Tivoli Hotel

The hurricane-ravaged remnants of the Tivoli Hotel have fallen to the wrecker's ball. I had hoped that there would have been a way to save the building, but the damage indicated in the pictures looked as though it was too severe. The Gulf Coast Investment Developers (builders of several of the projects pictured above) plan to construct a condominium/hotel on the site. As soon as renderings are out, I'll post them here.

I'm glad to hear that. I'm looking forward to seeing the coast move forward, just as I am New Orleans. We're all one big devastated community down here, and many of the people in Mississippi and Louisiana find themselves much more alike than ever before.

Yes it sure does! It looks like quite a few MS coastal cities could have skylines within the next decade with all of these developments as well.
