I cant believe that someone would rent at Jefferson Place... now they are for sale as condos? Figures Paolino is involved... that building was shady from the start. Not a stick of steel in the whole place (all wood), multi story, and didnt they have to get fire code variances for the way they built the stairwells? The Texas company that built the place sold it as soon as they finished building it, and now Paolino is trying to beat out places like One Ten and the Intercontinental for early condo sales... ugh. I bet they all sell too.

Yeah, after they built it and went for their occupancy permit the fire dept said the building wasen't up to fire code, so they had to spend a lot of money modifying it.

Awesome.. More condos.. Just what Prov needed.. Where are they going to get people with the proper income to buy all these places? Last time I checked, the median income in Prov was like 32k or something..

Yeah, i dont get it either... the market seems to be going up and up with no sign of stopping... the most troubling part of all this is that with the tax stabilization this project got, it was supposed to STAY rental according to the state. But Jefferson Place took the state to court and won. So they may have jeapardized any further applications for tax stabilization in the city, which a lot of GOOD projects (like the Plant) need in order to come to fruition.

Signs have been placed around downcity ( such as the windows of the old urban kitch.) reading the distance to the 903 from where you are standing. What I find funny is that the marketing line is "Life in the center of it" and while you read these signs you are already standing in the center of downtown; meaning its like saying if you lived here you would be 9 min from home already.

It seems that they have a number of slogans (they're advertising like crazy). I did like the one in an ad on the side of a bus, "No one really lives in the suburbs..." :).

Also do you know if Jefferson Place has a web site? Google isn't turning anything up for me.

The links on that page aren't working in Firefox (at least on the PC, they were in Firefox and Safari on my Mac) for some reason. Though I fired up IE ( :sick: ) and it works there, so you can see floorplans and whatnot. I would assume that stuff would migrate to the903 site by the 13th when they officially start showing units for sale.

when I drove by this place to go to the mall... hm it was last friday... I just glanced at The Jefferson, and the brick, ummm HELLLOOO?!?!? why is brand new brick practically completely faded in a lot of areas?? It looks like someone threw a box of dust and soot at the building and no one bothered to clean it up.

I must say, for the price, the903 has a lot going for it starting with location, location, location... I wonder the extent to which in the coming decades an active condo association will be able to maintain/improve the building, or if the allegedly less-than-stellar design/construction quality will presistently hobble the building, i.e. are the issues mainly skin deep or are there more fundamental flaws?

The building has it's flaws, but it actually has some good amenities. Structured parking, each unit will have one space and I was told they were working out how to equitably give the 2-beds two spots. There's a fitness center, a mailroom that will accept you packages while at work, a movie theatre residents can sign up to use (it plays DVDs on a big screen), a lounge, a club house with pool tables and other things, an outdoor pool, 24-hour concierge, washer and dryer in each unit...

I can see where the issues on quality come from. Some of the rooms are quite small, and I'm not one of those McMansion types who feels the need to be able to have a dinner party in ones bathroom in a pinch is essential, but some of these were *small*.

If they're selling for what I think is a good price, I'll consider it. There's no doubt the value on these will be going up, so though I'm first and foremost looking for a place to live, the return is a consideration.

I was told that they are installing the typical granite countertops and marble in the bathrooms, and replacing the vinyl floors in the kitchens (and I assume the bathrooms) with ceramic tile. The places could clean up real nice, some laminate flooring, nice paint and lighting, they'd be pretty nice. All this marble and granite I think is nessecary and not just a ploy to slap the luxury brand on the building, I think with the amenities it has, it qualifies legitimately for the luxury moniker, though it's not in league with OneTen, Waterplace, and that lot.

I have no idea where I read it (heck maybe it was even here ) but he will spend 6mill in upgrades.

They can try and make that place look a shinny penny but anyone will tell you who watched them build that place how much a POS the structure of that building is; plus if a fire ever breaks out the 903 is 100% timber construction. From what I was told after so many years the place was supposed to become section-8 housing. It just gleams of quality!

One thing about the parking Cotuit is that they never sealed the concrete, ( i mean who would, it cost money! ) the dust is SO bad that in one day a car is covered. Two, three days black cars start to take on this kind of grey whithish look. Five Six days you can draw lots of pretty pictures. Good for the paint and Breathing.

(My biggest problem is Paolino, he has done nothing good for this city EVER. All he done is take from this city and never give back. He’s a leach.)

Wow, luxury really has come down from its lofty heyday. If thats luxury, what is a place like the Ritz or Plaza?

Living there is little different than living in 15 year old Holiday Inn by the side of 95 just about anywhere. But hey, its got a pool! Not to mention you have to walk through the buttcrack of the Mall to get anywhere.

Well in a world where retrofitting granite countertops into a former crack house suddenly makes it 'luxury,' the903 overly qualifies.

Yep, its really just a worthless marketing moniker now...

I'd still never sink a cent into the "903."

The crackhouse? maybe...some of these places still have fantastically great details...

Actually the amenties at the903 are the key problem I have with it. It's all this stuff I would be paying for (in the purchase price) but never really use.

Structured Parking: I don't own a car, and don't plan on owning one

Movie Theatre: Neat, but how often will I use it? Never.

Fitness Center: Be serious, you could put little monitors with porn playing on the treadmill and hand feed me Ben & Jerry's, it ain't gonna make me work out.

Mailroom: I've made it through 31 years without one, I think I can continue to handle my own mail.

Concierge: Nice for security, but really just another person I need to tip at Christmas.

Club House: I grew up on Cape Cod, but I've never spent anytime in a Club House. I thought the whole point of being in the 'center' was that I could easily get out and enjoy the city.

Business Center: I have a computer at home (two actually) and one at work, I need a Business Center for...?

Two bathrooms: Great, now I have two bathrooms to clean, what do I need two bathrooms for, one for poopy and one for pee pee?

Granite anything: Call me when there are diamond countertops, it's a rock, settle down people.

Fireplace: Stoopid, and the units I saw with fireplaces I thought the fireplaces were ugly, and took up too much space. We couldn't figure out where the TV would go in the living room of one unit because this stupid ugly fireplace was taking up a whole wall.

The crackhouse? maybe...some of these places still have fantastically great details...

Oh true, I'd really like a crack house someday, I'm not at a point now where I can spend time or money fixing a place up properly. But the luxury nonsense needs to stop. Call it historic, highlight the detail... whatever, just stop calling granite a luxury. They put granite countertops in on Trading bloody Spaces for f's sake!
