This building boom seems insanely large

Actually I did not mean to sound that pessimistic. My main point is that the delivery of the housing units will be spaced out, after the first wave. Because most of these developments take two years, from the day they break ground - and none of the ones that I referred to will break ground in 05; which means earliest possible delivery is 08 (assuming 06 groundbreaking). With regard to specific viability, I have not heard a developer's name for north of 84; so on that one I am skeptical. And I believe that the Y condo deal will undermine the viability of Front Street's housing component - turning that deal into retail only.

There's no way Front Street would ever turn retail only. The Housing is an equally important component in ensuring the long term viability of the riverfront area. The market here is large enough to absorb relatively easily all of the housing proposed. In case people haven't noticed this boom is not confined to the city. It can be felt all around in Bloomfield and West Hartford where new home and condo construction is still red hot. Besides BBS there are at least 2 other large scale condo projects in W. Htfd.

I think one of the key phrases in that is "But we will re-bid this if it's not the right deal at the right time. This is a critical parcel, and we'll get it right.". That sounds greta to me. They need to make sure residential is a part of this though. In my personal opinion, mixed use is the way to go here...
