^ That CBJ article mentions a possible hotel in a second phase at Crescent. I think that is a pretty solid idea.

 

Still waiting on a Southend boutique hotel.....

There's also a strong fear in NoDa that it'll just look like South End in a couple of years. Granted, I think SE is actually making remarkable strides in developing a neighborhood culture, but the image of big corporate superblock apartments is there. 

 

Not sure NoDa is really set up to have the density of South End, which is much closer to uptown and has vastly better road connectivity.  Too much development around the "core" area is going to get messier.  Would hope that the larger developments come up between Brevard and Davidson below Matheson.  Am I correct in remembering the other side of the tracks will be a park/greenway?

Its weird, I find myself counting down to March 14th... I want to see this rezoning passed, immediately so we can see more details fleshed out.

For Sale condos

Hotel

Boutique Grocery

Retail

 

Can you imagine for sale condos built basically on top of the light rail, they will sell out in days. 

I'm hoping we get for sale townhomes with street level retail fronting 36th. I wish it could be like a lower scale version of Montague St in my hood. They can put the 6-7 floors of apartments on the back side of the block.

I'm very curious to see how the retail plays out since the grade of 36th and the light rail stop are not the same. It could lend itself to stacked retail, especially if a grocer was in the mix. 

I'm just excited about it in general. Its a HUGE site, has a ton of potential.

Hopefully something like that is done.  The alternative would be a parallel sidewalk to the street sidewalk, with a tall retaining wall building against the street as the street grade dropped; putting the building up on a "plinth" of sorts.  That would be unfortunate.

May the large wholesale Rezoning continue, this could be a hell of a project one day. I'm assuming this is just being up zoned to be sold to a developer. But these two parcels have a lot of promise to be a true gateway to Noda.

My worst fear is that this gets turned into some garbage suburban project like Junction did in Southend, just because it was the first one in and there was nothing around it at the time.  Hopefully NoDa holds the line.

Damn I should have posted this before drawing up the stupid map. I really think its an up zone to get more value out of the land for sale.

anyone here happen to know what the old pool hall that has been vacant forever used to be? One of my students needs some history of that particular parcel and have not has not had much luck digging it up.

 

Its 3106 N Davidson.

I apologized for this being a little off topic. I just have to ask, is it pronounced "No-duh", or " No-dah" ?  I always thought, that since it's an art district "dah" sounded more like "Da-da-ism". I'm sorry if I should've posted this in coffee house, but the authorities on NoDa seem to read this thread.
