The small apt community at 36th and Holt has a rezoning request.   Looks like plans are to redevelop it into two buildings with 51 units that are closer to the streets. Buildings would screen the surface parking lot from the streets.

NIMBYs are going to have a field day with this one. N. Davidson Street just past the Matheson Bridge. This spot would never ever have retail anyways, so I guess its not too bad.

 

Will be eventually going right here.

What gave it away? The Boxiness, The Hardiplank or the Podium parking? Or maybe the two floors of masonry.

A NoDa resident I know who attended the neighborhood meeting where this was discussed claims that there is retail (one of those 2 spaces there I guess, the other probably being lobby/lounge). Sounds like a placation effort honestly, and I can't see it being filled anytime soon. Still looks like one of the cheaper Southend projects in every other way.

As prescribed in this document, this project is prohibited from extending the retail district of the neighborhood, and hereby ensures that at least one, or perhaps several people, live very close to the deep dark recess of the matheson bridge... maybe the billy goats gruff can convince the troll to move there.

Across from Amelie's wouldn't be good for retail?

Other side of Matheson Bridge. Not the site at Jordan and N. Davidson. That one will probably have more retail. Matheson Bridge is definitely a impediment to pedestrian activity.

The two parcels that Jordan bisects on the other side of the matheson bridge are also in the process of being rezoned TOD-M. Supposedly there is a Mixed use project in the works. North Davidson is going to have some hellacious traffic in 5 years.

As much as I loathe podium apartments, if there were ever a place that they make sense, this is one of them. It's between two transit station areas, it's already kind of desolate (that's relatively speaking of course, since there are lots of people walking in this area), and there isn't any connectivity being lost or prevented, or any street frontages that could be activated other than Davidson... I'll call this a 'meh' and hope for better closer to 36th St and 25th St.

Can't get the photo to upload (perhaps someone else can add it for me), but there is an updated rendering on the new siteplan.  MUCH better in my opinion since it incorporates art and a variety of geometric shapes.   AND RETAIL :-)
