We have some new urbanist communities here in Charlotte that are aimed at first time buyers. I have a few younger friends that bought townhomes in Rosedale, for about $130K. These are 3br two story unit with a detached two car garage. There is a small backyard between the garage and townhome. The townhome is all brick.

There was another one called the Greens at Birkdale. These were detached homes starting in the $140s which turned out to be a good deal for the original buyers when it opened a few years ago as prices quickly rose above $200K.

New urbanist communities can be built for first time buyers and often can be done for less than a traditional home because they are usually denser and thus the builder can get more sales on the same amount of land. And if there is retail, (new urbanism also means mixed use) then they can often make more money as retail traditionally pays more for the construction. In the two examples above, the communities incorporated a significant amount of retail in the development.
