I know we are a strict Arkansas Forum, but I wanted to share information about a great development going on in Branson. Not a lot of people probably know about this project. In a way, it does affect us up here in Northwest Arkansas.

Set to open next spring, the 95 acres will include some key feature like:

65,000 square foot Belk department store.

68,000 square foot Bass Pro Shop with a marina.

A fountain show designed by the company that did the fountains for the Bellagio hotel casino in Las Vegas.

A boardwalk and a public plaza.

In 2007, a 20-story Hilton Hotel will open.

A 220,000-square-foot convention center will include a 50,000-square-foot exhibition hall, a 23,000-square-foot ballroom and 15,000 square feet of meeting space. The center will have the ability to accommodate 7,500 people.

Atop some of the shops and the Hilton, luxuriously appointed condominiums are just beginning to be built. All but one of those condos are already sold or reserved.

Here's what's coming:

106 residential condominiums: all sold, average price $425,000

70 "condotel" units, two-bedroom condominiums with one lock-out bedroom suite that owners may place in a nightly rental program: all sold, average price $319,000

95 condominiums in the Hilton Hotel: deposits on 94 but some contracts not yet finalized, ranging in price from $160,00 to $550,000.

Here's a list of stores committed to the development:

ANCHORS Five & Dime General Store

Bass Pro Shops Oh My Godard Gallery

Belk Department Store Yankee Candle

Ann Taylor Loft Bath & Body Works

Charlotte Russe Bath Junkie

Chico's GNC Live Well

Wow, that's some development. I don't know how the people in the rest of the state feel about this area of Missouri but I have no problems with discussing southern Missouri. There seems to be no representation in the Missouri forum. They seem to focus only on St Louis and Kansas City. For that matter I think parts of Missouri is something people in northwest Arkansas need to pay more attention to. One county in Missouri is already been moved into our metro. More could be added in the future.

I agree.

I decided to post it in the Arkansas forum because there's very little support for Southwest Missouri in the Missouri Forum and it always seems like a battle between KC and STL.

It does affect us in a way, I guess. We seem to be having a regional partnership between Northwest Arkansas and Southwest Missouri that is only going to get bigger in the future.

My apologies if I offend any Arkansan Forumers :P .

I tried starting a southwest Missouri and Missouri Ozarks topic over there with little notice. Don't guess there's anyone from that area onboard and KC and STL don't seem too concerned with that area of their state.

That's where I was looking to put it.

Plus, there's not much activity over there anymore.

Grand Rapids seems to have a pretty active forum.

There are exceptions, but I don't think I've seen any other region that has as much activity as the south. But I admit I don't keep up with everyone that well. I have occasionally looked around when the Arkansas forum was pretty slow.

I heard where in the Branson area, over 8,000 condos and homes have been announced recently!!

Yeah it was sorta weird for quite a while. It was a town with such a small population with so many tourist. I guess it was only a matter of time before Branson started picking up population. Of course many of these condos may simply be second homes for people. I wonder how big Branson is now.

It's been an underprivelaged market for so long.

It's probably going to become the next Orlando - on a much smaller scale.

For a while there I was wondering if Branson would eventually slow down. But it doesn't look like that's going to happen for some time.

It's cool if you want to discuss southern MO. My comment was just because i'm friggin jealous of such a huge project. It would be a dream come true for Arkansas.

If Disney world sets up shop in Missouri, I will be uber-angry. :-p

Do you think something like this would work in Hot Springs?

WE LOVE BRANSON!!! What a great place for the family! I'm pretty excited about the development myself. My wife and I were in Branson last Christmas and we saw lots of publicity on it. I think it would be wise for progressive Arkansans to see SW MO as a "friend"... not a "foe" to the state. There are lots of ways we can benefit from SW MO's successes!

Very True Arkansas Buff!!

I think places like Mountain Home and Eureka Springs could one day benefit from Branson and the area with more retail and such.

Congratulations on 100 posts!!!

Well our metro seems to be moving that way anyway. McDonald County has been added to the northwest Arkansas metro. And from what I hear Joplin has been having a lot of growth like northwest Arkansas.

Oh and congrats on your 100th post. :D

That one is pretty sluggish. I still wish there were some webcams in Fayetteville. Yeah there's that one on Old Main but you can't even move that one around.

It is pretty slow.

It was the only one that I could find.

Here's something interesting I found about the developments in Branson:

I'm really surprised they are able to build so close to the lake. The Corps of Engineers don't usually let you build that close to a lake. The only thing I can think of is that it's an older lake like some of the ones near Hot Springs. They don't seem to follow the same rules that all the newer manmade lakes have to follow.
