Offices within a short walk of commuter rail stations can often command a premium. But as proposed, it's frustratingly *almost* close enough, but not quite. A 15 minute walk at the destination end of a transit commute is not going to appeal to very many people, so few will do it.

It's amazing that they don't take these details into account.

Grail Inc. the California biosciences firm is leasing 200,000 sq ft in the Park Point inside the RTP the old Nortel buildings being renovated.   This is the company creating 400 jobs here just announced last week.  That is basically 1/3 of the total space. 

""California-based Grail Inc. has signed on to 200,000 square feet of space at Park Point, serving as an anchor tenant. The company, which is developing a platform for early cancer detection, announced its entry into the Triangle last week with plans for a $100 million investment and nearly 400 jobs.   “It’s a tremendous honor to have such an innovative life sciences company choose Park Point,” said Jeff Sheehan, partner at Trinity Capital. “It reinforces what we’ve believed all along, that this region, Research Triangle Park, and Park Point are perfectly suited to provide the right environment for innovation and engagement.”   Renovations are currently underway at Park Point, and Sheehan said the space should be ready for the new tenant at the beginning of next year. ""

for those saying RTP is past its prime here is another example of it being reinvented.  

""Currently called the Duke RTP Campus, the project will be an expansion of the Duke University School of Medicine and will host 200 to 250 faculty members and researchers. It will be situated in Parmer RTP.  Earlier this year, the university leased 275,000 square feet of office and laboratory space at 29 Parmer Way, 27 Parmer Way and Node 2 – which is connected to Parmer 27. Altogether, the new campus will cost over $100 million.""

this is the old Glaxo campus that attracted quite of bit of new tenants.

Some earlier posts discussed some of the recent leases done at Parmer RTP such as Duke School of Medicine. Last week it was reported that ParmerRTP sold for a whopping $590 million! The buyer was California based Alexandria Real Estate. Huge investment in the area by a major REIT that already had property here and obviously likes the area's prospects.

future Hub of RTP at Davis Dr and I-40 and wooded tract is Apple Inc's land in the Wake County portion.  They will build someday on it and a huge campus too.  The bought it as they announced their huge expansion in Austin but they own this too under a LLC.  (along Little Dr between Davis Dr and Louis Stephens)   Today.

I’m always impressed by the very high concentration of super smart people in the Triangle.  I really wish these businesses were in Downtown Durham though instead Of the RTP, which I find to be very depressing.
