Richardson - TOD plans

Developers are proposing a transit oriented project in Richardson at the intersection of Campbell Road and Central Expressway.

Eastside, as the project is called in documents, calls for 90,000 square feet of retail and restaurant space, 450 multifamily units and 225,000 square feet of office space that includes the existing 191,104-square-foot office tower.

The "Eastside" project would be built around a central green space and will include an existing 11-story office building. There isn't a DART light rail station directly at the site, but the Arapaho Road and Galatyn Park stops are both less than a half mile away. The Richardson Plan Commission approved the plan this week and the City Council will vote on it on November 28th.

Officials feel that more TOD projects could be on the way for the cities four light-rail stops.

Legacy Partners Residential is planning a $34 million mixed-used development called Venue at the Galatyn Park light rail station. The 4-story project will have 278 apartment units and 7,000 sf of ground level retail. The average apartment will be about 950 sf in size and rent for $1,200 per month. Construction of Venue is scheduled to begin this summer and be completed by fall 2007.

A project called Palisades Villages has been approved for 40-acres on the west side of the Central Expressway. The $250 million project will consist of:

-- 160,000 sf of office space

-- 150,000 sf of retail/restaurant space

-- 300 condominium units

-- 128-room hotel

-- 121 two-story townhomes

Palisades Villages will be built in three phases begining next year and will take about three years to complete.

Palisades Villages will be the only project on the west side of the highway and not along the DART line. Mr. Howe told the City Council that he's working with DART officials to provide shuttle service to other areas of the city. He has also proposed a pedestrian bridge over the expressway, linking the complex to Galatyn Park.

Another mixed-use TOD is planned for the Spring Valley DART Station in Richardson. Centennial Park will consist of 53,000 sf of retail space, 184 townhomes, 476 apartments (built in two phases), and 226 condos.

Legacy Partners recently broke ground on Venue, located on four acres at 2301 Performance Drive. It will be built across from the Gatlyn Park light rail station. Venue will have 285 apartments in four and five story buildings with ground level retail. It should be complete in early 2008.
