I agree with the idea that Tennessee always takes the conservative role with population estimates. Since I live in Cleveland/Bradley County I will tell you what happened here between 1990 and 2000. In 1990 Bradley County had a population of 73,712. I remember the estimates for the 2000 census were in the range of 81,000-82,000 when in fact we ended up with an official population of 87,965.

The estimates were predicting an increase of around 8,200 people or around an 11.2% increase when in fact Bradley County ended up with a population increase of 14,253, which comes out to 19.3%.

Based on past experiences and the fact that Bradley County/Cleveland is issuing 1,000-1,500 residential permits year after year, I see 100,000 being very attainable. I suspect that Madison County is experiencing very similar results as well.

The only other county that looks to hit 100,000 by or before 2020 would be Sevier County. Below are comparison numbers for the 3 counties:

Sevier - 71,170 2000 - 95,196 2010 33.8% - 122,526 2020 28.7%

Bradley - 87,965 2000 - 103,873 2010 18.1% - 121,533 2020 17%

Madison - 91,837 2000 - 104,797 2010 14.4% - 120,008 2020 14.5%

The only other county that looks to hit 100,000 by or before 2020 would be Sevier County. Below are comparison numbers for the 3 counties:

Sevier - 71,170 2000 - 95,196 2010 33.8% - 122,526 2020 28.7%

I honestly think that Sevier county will hit a wall...there is not nearly enough road infrastructure to support 100,000 people. Before they can reach that number, they have to find a solution to the crowding on The Parkway. It isn't wide enough and bottlenecks easily. A county that big should have more than 2 main roads. And Gatlinburg? Does anything really need to be said about that?

Most of the development in this county will happen in the 2-5 mile range from I-40 imo.

When has lack of infrastructure EVER stopped development ? I've been in counties in Virginia that are designed for populations of 20,000 or less than have nearly 10 times that population. It's appalling.

I am fastly getting to the point where I don't trust the census any further than I could throw them. I would love to have an independent firm come in and show the boys in Washington up just once. Get it remotely close is all that I ask. Something that the Census Bureau seem to never get. St. Louis is a great example of consistant under-counts in the city limits. They (the city) have challenged the last three census reports I believe, twice with one mayor.

I agree with you, Lexy. I don't put much faith at all in their estimates. It's an absolute shame that they can't do better. Another perfect example of their extreme ineptitude is New York City. They just recently completed a challenge of the Census estimates, and lo and behold , they found more than 100,000 additional residents! Instead of just over 8,000,000 they counted 8,162,000. A discrepancy this large in just four years is ridiculous.
