Poinsett Highway

I was just as surprised as you. They were going through the front of the building this morning when I went by. There had to be some deficiencies in the structure for them to want to tear it all down. We may never know.

Not a fan of the new sign at the new First Pawn that is being built. Anyone else seen it?  It looks huge compared to everything else in the vicinity. Just a big green sign that says "PAWN" across it. Not the most attractive thing for a corridor that's trying to be improved IMO.

I was going to post this very same thought, but didn't get around to it. It looks terrible and sets a bad precedent. Everyone else will be trying to one up each other.  The Poinsett District is off to a bad start so far.

I was a big proponent of burying the power lines in this stretch, but what would be the use if gigantic signs pop up everywhere.

Well it didn't surprise me at all that they would have done something like this. The manager in its present location says the company doesn't usually build there own stand alone buildings, since the city basically are pushing them and all that type of business out of the city limits, are now being forced to make some unusual decisions. There is one on South Pleasantburg drive, down from Mcalister Square, that is being forced to do the same thing, There building a new store on Mauldin Road across form BI-LO. Matter of fact, they said it anger the owner so much, they intentionally chose this site. Saying the Poinsett location was a symbolic stand by the owners. A thumb in the eye of the city, so to speak. Basically saying we're literally in eye sight of our old building and look at what we are doing and there is nothing you can do about it. But they probably could have been a little premature and should have done there homework. The city has had its sights set on annexing that area. That's whether people want to believe it or not. So sad it went down that way. But we will to see what happens........

In the coming months, work is expected to begin on a $2.5 million project of street improvements in the urbanized area outside city limits — widened sidewalks, decorative lights, landscaped roadsides, utilities moved from view, all paid for by Greenville County.

They are going to have a hard time widening sidewalk without buying additional ROW. It seems there is no room available in the current ROW, unless businesses have simply taken use of it for themselves.

I personally think moving or burying the power lines is the best thing to do first. It won't be cheap though.

They could use public easements for wider sidewalks. They just need the approval from the owners.

Wide enough right of way already exists. A lot of it has just been paved over and used for parking by businesses along the road.  The same condition exists along Wade Hampton in the city of Greenville, where whole rows of parking are actually in the right of way. No plans for doing anything about the power lines now, which will limit any decent size trees from being planted. Unfortunately, plans for a planted median down the center of the road were axed due to complaints from a few of the business. That would have made a significant impact on breaking up the wide roadway and getting some good size trees in.

Basically, nothing of real substance will be happening.

The Greenville News article states that the power lines are getting moved. :dontknow: For $2.5 million I am sure we will get something of real substance.

Bids went out 9-21-2017: https://www.greenvillecounty.org/apps/procurementpdf/Uploads/IFB0917.pdf The improvement project only goes from Gantt Street to Hammett Street Extension....yuck. Maybe it’s only the first phase. Hope so. The overall plan looks good. Lots of landscaping, new sidewalks between landscaping and road, new mast traffic lights, benches, decorative fencing, bike racks, middle angled parking along Toledo Street, etc.

Building next to the Pawn Shop just about finished demolition.  I think it was Greenville Furniture Exchange.  Looks to be a good sized parcel.

Also, building demolition just about complete on parcel next to Jack in the Box by Cherrydale.  Another big parcel.  Hopefully some good new developments coming to both those sites.

Gateway Clubhouse signage with rendering now up at Croft and Rutherford Streets.

There is  a Pete Hollis thread that this shoud probably be under instead. Is this the Cline site North of Buncombe St (supposedly a hotel, but not confirmed) or South (senior housing)
