Just goes to show how bad the U.S. housing market is.

It's not all bad. Columbus sported a 25% increase over last November and Lee County 52% over last November. All areas are off for the year, though. According the the HBA, Harris' decline in permits comes with declining median prices while Alabama has rising median prices. Fuel prices seems to be eating into homebuyers budgets and ability to buy higher-end homes according to some economists.

HARRIS COUNTY GROWTH:

quote from Columbus Ledger

The Northwest Harris County Business Park near West Point has received a major boost with news Friday that the OneGeorgia Authority has awarded grants to assist in development.

The Valley Partnership Joint Development Authority has been awarded a $1 million grant to help construct public water and sewer improvements to the 376-acre park, located at the intersection of Davidson Road and Georgia Highway 103 in Harris County's northwest corner.

With the KIA auto assembly plant being built less than three miles north in West Point, other manufacturers and suppliers have expressed interest in locating in the park. Water and sewer improvements are expected to cost $6.3 million.

The city of West Point was awarded $500,000 to help construct a one-million-gallon water storage tank to serve Hyundai-owned Mobis Georgia LLC and Glovis Georgia LLC. Both companies will be suppliers for the KIA Motors America plant. The two plants will be built adjacent to the new KIA plant on the 2,200-acre Webb Road mega site on the west side of Interstate 85.

Mobis plans to build a 310,000-square-foot facility to fabricate chassis, front-ends, bumpers and cockpit modules for KIA. Glovis will build and operate a consolidation and vehicle-processing center for pre-delivery inspection, cleaning, undercoating, wheel installation and shipping of KIA vehicles. By the end of 2010, they expect to create 1,300 jobs. Total cost of those plant projects is $123 million.

The Development Authority of Harris County/Xpress Materials LLC, also were jointly awarded a $150,000 grant to help with road improvements in support of the location of Xpress Materials' facility, a concrete manufacturer. The company, a subsidiary to the Graham Family of Companies, has a facility on a 47.76-acre site in the new Northwest Harris Business Park. It will serve the KIA plant. Xpress expects to generate 72 jobs within two years, in a plant project costing $13 million.

This is great news for Harris County. Just wish one of the suppliers would locate in Columbus, but i guess C-town is a little to far from the main plant when so much open land is near West Point.

Everything located within 2 miles of I-85. Harris' location of it's industrial park was very wise, as was Chambers'... first exit out of Lee County on I-85.

The GRAAL Group 1,700 acre security training facility in Marion County is having to go through the rezoning procedure again. They evidently have the proper public notifications. The development in Marion County is about 20 miles north of small town Buena Vista and about 10 miles from Columbus' eastern boundary. WRBL story here. The group and county have already initiated a new process to follow the zoning laws. The judge didn't rule on the 'merits' of the zoning so, presumably, it'll be approved after the new process.

Details are:

GRAAL Group Security Training Complex

250 jobs - about 40 from local pop.

1,700 acres

10,594sf HQ

28,875 student/Guest dorms

7,414 training/classroom center

Urban assault village

2.5 mile driving track

Shooting facilities

The Vistas - 128 condos; and, Verandas 602 luxury apartments and Crest Club, 208 deluxe and corporate apartments. A Hampton in is also part of the project. Hampton is almost complete. Not much word on the retail yet. This will really help to consolidate the I-85 corridor as its own economic engine. There are a couple of site plans for the retail:

West Points growth related to Kia. In addition to the 4,800 jobs coming to this tiny town, there are several residential and commercial developments planned both on the Troup and Harris sides:

Early proposals call for several large parcels of commercial and residential development.

That is great news. The whole Columbus-LaGrange corridor is really starting to explode with growth. I am glad to see these projects move forward in these bad economic times.

They are taking of more slowly, according to Sammy Osborn, West Point's planner. But this is really the Lagrange to Opelika-Auburn I-85 corridor.
