Another New $10 - $20 Million Medical Office

Buried deep in THIS article is this announcement:

"Another private effort, at Sinclair Avenue and Michigan Street, features a group of neurosurgeons planning what could be a $10 million to $20 million office building on 1.6 acres bought for nearly $4 million."

This sits right behind Bagel Beanery on Michigan:

The article also shows a close-up view of the front of the new medical office complex near Michigan & Division. Typical medical office style. The Press also shows the furthest West building of the medical complex as the new Med School location, although they put a disclaimer that the site hasn't been chosen yet. :whistling:

Let's see, it's a one acre piece of land, figure 1/2 for parking :P , that leaves about 20,000 square feet for a footprint. Class A medical office space is probably $130-$150/sq ft (?), so that leaves maybe 4 - 5 stories.

I could be way off. There are a lot of unknowns.

I get the feeling that it will be something similar to the medical building across the street, the brown brick building surrounded by parking. Although, with some better designs coming on board like Midtowne Village and GVSU on the hill, maybe they will surprise us and give something a little more pleasing to the eye.

This building must be going on the Chamelly property they list, and maybe they put together a couple of other parcels along with it.

Looks like GRdad was right on with the original post. Sounds like there was some hope to capture the parcels on the west side of Sinclair too. I'll have more soon.

In the Street Talk section this week, there's mention of the rumors going on around Michigan and Sinclair. The Neurosurgeons who are proposing to build the office building are looking at around 60,000 square feet, and may combine the property next to McDonalds. They have not chosen a design firm yet :whistling: It also says they may turn around and sell the whole property after they parcel it all together for about $5 Mil. :blink: and look for another location for their proposed office.

Street Talk is also saying that it appears the Jade Pig Racing garage is not involved.
