Uptown Alley, who according to their website still plan to open a location in Virginia Beach in 2016, has been revealed as an additional tenant with Rosie’s in the former Sears building. The proposal was heard last night at the Planning Commission, but was continued for 60 days.

Is this in reference to the redevelopment of Chesapeake Square?

Also, speaking of Chesapeake Square area, tons of site work going on right now off Portsmouth Blvd.  I am not sure of the projects name but I believe it is a mix of condos and single family homes in addition to a possible brewery near the giant live oak tree.  Just what I have heard....

The Rosie’s project is the former Sears at Greenbrier Mall. 

I believe you may be referencing the Grove project. I went by there a couple days ago and also noticed that work was beginning. The first phase of the project is for the warehouse component while the residential has to wait for the new elementary school to be completed. The brewery was announced as Farm House/Back Bay.

I don’t think they’ve broken ground but it’s funded and expected to be completed before the date set for the residential to begin. The developer is also building across the street so I don’t think the push is for the residential but rather the industrial tenant, which seems like another Amazon center.

The Planning Commission recommends a "No" vote for the Rosie's at the old Sears in Greenbrier Mall, citing "traffic concerns". Because apparently, Greenbrier hasn't had traffic issues until now.

Hopefully another city on the Southside will pick this up. Portsmouth could use an entertainment venue, and more hotel options downtown. 

Chesapeake doesn't thinks it's residences want more entertainment options? Seemed like a good addition for the Greenbrier area. 

Northern Suffolk is also lacking in entertainment, this could work very well in that area too. 

Or how about put it in South Norfolk and build an HRT ferry landing also. To have 3 distinctive urban areas on the River connected by ferry would be pretty cool.

The previous meeting it was automatically continued due to a tie vote. It wouldn’t surprise me at all if the additional no votes were only to move the application forward - it wouldn’t be the first time. Economic development has indicated support and its consistent with the ongoing study to utilize surface parking for future development. I’ll be surprised and disappointed if Council denies it.

Having a ferry connection to Berkley and South Norfolk would be very helpful for those communities. YOu could have an expanded ferry landing built into the casino at Harbor Park. Get the Pamunkeys to pay for it.

Exactly that's the kind of regional mindset we need. I didn't even think about Harbor Parks Landing. That would be exciting to have 5 ferry stops.

Many Years ago HRT wanted to expand the ferry service to Hampton. I think to have the entire area connected thru ferries would be awesome and unique. Really showing off our waterways. 

Every City in Hampton Roads should have a ferry landing. Imagine you hop on a ferry on the Nansemond and take it to the Oceanfront, would be a long awesome ride, with stops sprinkled along the Southside. Ferries to the peninsula from Ocean View.  

One can dream....

The empty land that sit beside the Jordan Bridge on the Chesapeake side is a great location. It sit directly across from the NNSY, the industrial backdrop with huge Naval ships would look AWESOME. Im sure a hotel there would be a major draw, just for tourist to see those large ships. The area sits directly off of 464 so your literally 20mins from anywhere on the Southside. 

As mentioned before have the developer build a ferry landing, I'd imagine something like Downtown Suffolk Hilton Garden Inn w Marina.

I would have been a big ferry nerd if this would have happened back in the 90s when I lived there. I remember always taking the ferry to Portsmouth just for the fun of it to see the Norfolk skyline from that vantage point, and to have an excuse to ride on a boat.

Rosies is walking away from the plan at Greenbrier Mall, for now. Apparently, they have another site in mind but didn’t disclose where that was.

If total commercial development exceeds 133,600 square feet, the applicant will be required to construct structured parking, as shown on the Master Development Plan, in association with the out parcels. A total commercial square footage of 233,600 is possible with this development.“

The retail/commercial should be interesting. The whole strip by Walmart is mostly empty and has been since it was built 15ish years ago. The folks out there are known for fighting rezoning proposals and there’s already one nearby already going through the process so they’re warmed up.

I private teach music at the dance studio near the Walmart.  We just moved there from Great Bridge in September.   Anybody need drum, guitar,piano lesson?

There is lots of flatland, old farmland no doubt, waiting to be developed over there.    It seems like a growing corridor.  Tap it! is good, there a new pho place over there and a couple other newer shops that are filling in Cahoon Commons.

The Commons project in Grassfield was approved unanimously by city council last night - surprisingly as a controversial project nearby was continued indefinitely as well.

The QVC redevelopment was automatically continued at the planning commission due to a tie vote. Appears to be a couple NIMBYs on the commission based on their comments made explaining their opposition. “I live in this area and…” comments made by two of them.

Chesapeake Square Mall Redevelopment Update

JCPenney reportedly closed because the mall owner didn’t renew their lease (not sure I buy that). Either way, they still plan to tear down half the mall but is still about two years away. No real details on what’s coming but between this article and marketing for other properties, it seems like it’ll just be another big box shopping center (Publix/OfficeMax/Home Goods/Total Wine/Nordstrom Rack shown in renderings).
