Agreed. Initial thought was hope for ground floor parking / overhead residential (along stadium line of property) and ground floor retail with overhead "cool / tech" warehouse type space along Augusta St., underwritten by the GLDC, as discussed on page 71-72 of the Greenville Master Plan (Sasaki, 6/2008). I hope downtown continues to push for additional residential space and knowledge business space - even if development is subsidized by GLDC. 

 

I wonder too if the city could get the parcel next to the transit authority if it grants the Cureton estate's wishes to demolish the house across the street so the children's theater could build there? That would give the city a very large parcel to develop...

 

It looks like they're following the advice provided by the Sasaki master plan from '08. I think this project would be very successful at attracting knowledge-based entrepreneurs and workers. Hopefully it is a very large development. Nice work!!!

Now, to answer the questions...

 

Developed by startup real estate development company Asterisk Development, LLC, WestLINK is a live/work building that aims to provide entrepreneurs with a collaborative workspace in the same building that they live in while still maintaining the separation between work and home.  The top two floors of that rendering (shown in wood) are going to house 30 apartment units.  The bottom two floors (shown in concrete) are going to be composed of a shared reception area, event space, and retail location suitable for a coffee shop or cafe on the first floor with an office suite on the second floor that combines private offices, conference rooms, and open collaboration areas.  Yes, that's underground parking you see.

As for the location of the building, it's still up in the air.  We have just signed a deal with a local real estate broker to pursue the acquisition of land in the West End of Greenville.  The design you see, though, is located at 911 S Main Street.

We are currently in our first stage of funding for the project.  We plan, though, on having all of the funding lined up and the land acquired in time to break ground this fall.  Keep in mind that we are a startup company of our own, so the timeline for this project is going to be flexible to take into account delays in funding/land acquisition.  As for the land shown in the renderings, it is currently owned by Centennial American Properties and we are currently in discussions with them.  We are happy to keep you updated throughout the process.

M West, according to its website, has all of phase I and II reserved, which equates to 11 units.

This is true. In July the current reservations will become 'firm', meaning they will no longer be refundable.  Also, the buyer will have to put another 4% down, in addition to the 1% they have already paid. At that point one or more units MIGHT open up, although there are some backups already in line.

 

The third phase is not yet available for reservations, but should be soon.  The developer would like to incorporate the adjoining two lots at Vardry and Anderson into the project.  However, the parties have not come to agreement on price yet.

Construction slated to start in 3-6 months with completion in mid-2016.

I heard that 4 contiguous lots/homes on the 300 block of Perry Avenue were recently purchased.  Kind of vague I know, if that vacant funeral home goes with them, that would open up that entire block on the north side of the street for a large project or a series of single family homes.
