Cameron Harbor continues to add residential units... 40 new condos near the recently added SpringHill Suites on the river. 

Each one will have:

1. 3 Levels

2. Garage parking

3. Some units will front Riverfront Parkway

4. Most units will have 2 br and 3 ba and have 2348 s.f.

More details on the project:

Development of street grid is underway, including additions to the Chattanooga Riverpark "Riverwalk" 

Businesses added since 2018, when USV bought the Alstom site have brought 500 jobs to The Bend, more than the number who worked there when GE Power owned the Alstom manufacturing site 

Planning underway for 130 residential units on the river

8-story office tower (Riverfront Medical Center at The Bend) about to start near Main St portion of The Bend and a 20-story building envisioned as new HQ offices for relocated company (more to be released soon)

Discussions underway with businesses to bring 1500 (new to Chattanooga) jobs to the development  

Micronics Engineered Filtration moved its HQ from New Hampshire with 150 jobs

Build-out projections are for $2-3 billion in investments and up to 5000 jobs and will include canals, foodhall, music venue, brewpub and 'workforce' housing

That is a shame and I think it might start affecting your ability to attract manufacturers and so forth that rely on trucks.  NC can and does issue bonds, has toll road authorities and reorganized the DOT to fund the rapidly growing urban areas like Charlotte and Raleigh Durham.  Tennessee seems to have many interstates that share the same road like I-24/40/65 in Nashville which at one point are one highway.  75/40 in Knoxville.   Chattanooga is junction of 75. 24. 59 all coming together at once.   

Chattanooga is a great city with lots of potential.  Start pitching it as less congested than both Nashville or Atlanta but quick to either one.

I normally can't stand parking garages above grade but the Chestnut Street garage is actually pretty decent-the street level retail helps a lot and the garage itself has some nice design to it-I like it better than some of the new above ground garages that are being built in Nashville for the condo towers.

The Bend Development At Alstom Site To Include 5-Level Parking Garage, 10-Story Office Building

The Bend development at the Alstom site will include a five-level parking garage in addition to a nearby 10-story office building, according to plans submitted to the Form Based Code Committee.

The garage will be able to serve 67 vehicles on the ground level and 177 on each of the five raised levels.

Plans show a sleek new 10-story office building nearby.

It is shown at the end of a canal that is planned at the ambitious project.

The latest plans also show a future medical office building, a future mixed-use building and a future office building.

Will be very nice to see this building opened up again. Sitting right in the heart of the tourist area, it's an eyesore right now.

Food City starts work on Kimball store; groundbreaking on downtown Chattanooga unit set for this month

November 2, 2022 at 9:00 p.m.

In Chattanooga's Southside, Food City has won approval from planners to build a supermarket, townhomes and other commercial space.

Food City's plan calls for a 50,000-square-foot grocery store at Broad and 13th streets. Also, six two-story townhomes will go on 13th Street with that look carrying onto Broad Street and wrapping the store. On Broad, plans are to have about 16,000 square feet of retail, office or apartment space, according to the company.

Apartments, retail, offices planned for downtown Chattanooga's Southside

$12.5 million project would include some existing shotgun houses

A developer is planning a new apartment complex on Chattanooga's Southside and proposing to reuse nearby shotgun houses dating to the city's foundry era for added retail space, offices or rental dwellings.

The $12.5 million project at 420 E. 16th St. would hold a four-story, 38-unit apartment building, Chattanooga developer Kevin Boehm said.

Some of the shotgun houses on the street will come down to make way for the apartment building, he said. But opposite the proposed apartment complex and just a block from East Main Street, seven of the houses are to remain, Boehm said in a telephone interview.

The houses, each about 700 square feet in size, could hold retail space, Boehm said. He said that side of East 16th Street would have visibility from Main Street.

Chattanooga Choo Choo hotel, gardens, rail cars to see $10 million revamp

The historic Chattanooga Choo Choo's hotel and gardens will undergo a more than $10 million restoration, with the effort to include the iconic Pullman train cars, officials said Monday.

Trestle Studio, a Chicago-based developer with a track record of transforming vintage properties in the United States and Europe, is overseeing the renovation at the attraction on downtown's Southside.

"Trestle has an extensive record of restoring historic buildings into leading lifestyle hotels and destinations," said company founder Jake Lamstein in an email.

The renovated hotel will hold 102 rooms in the original building along with 25 Pullman train car rooms, he said. The current building now operates just 75 rooms.

"Currently there are zero train car rooms in utilization," Lamstein said. "All are dilapidated and have been out of service for years."

When finished in mid-2023, he said the hotel will be positioned in the market as "upscale lifestyle."

Congress has approved funding for a new Federal Courthouse in Chattanooga.  From the GSA website (lost the link, will add it later)

The U.S. General Services Administration (GSA) received authorization from Congress in the amount of $218,000,000 for the site acquisition, design and construction of a new 186,000-square-foot federal courthouse in Chattanooga, Tennessee. The courthouse, once completed, will consist of seven (7) courtrooms, nine (9) chambers, and 39 inside secure parking spaces. The facility will also provide space for the District Clerk, U.S. Probation Office, Bankruptcy Clerk, United States Marshals Services, United States Attorney’s Office, Federal Public Defender and the General Services Administration.

The current ballpark site would be an awesome location for an architectural icon. (Like Nashville).

Some comparisons to recent completed and proposed Federal Courthouses of similar size, cost and scope. All numbers are from the GSA website.

The Southern Spear Properties are promoting on their website, the rehab of a 9 story building built in 1915 to contain 46 condos which can also be used as short-term vacation rentals. My card with renderings from the 'Spear' website.

The Chattanooga Free Press had an article a few days ago. A few of the bullet points.....

  • No start of construction date for the $22 million project was revealed.
  • Their hope is to remove the current metal cladding and reveal the original stone facade.
  • Condos will range in price from $220,000 to $550,000 with the full floor penthouse likely going for $2,700,000.
  • Pre-sales are nearing 50%.
  • Valet parking will be provided.

That is the tower Tyler Cauble was going to rehab. I see where he sold it for a nice profit.

Historic Park Hotel That Is Being Developed For Downtown Condos Sells For $4.5 Million - Chattanoogan.com

He bought is for 1.8 million.

Cauble buys in Chattanooga

Nashville-based real estate investor and developer Tyler Cauble has acquired a downtown Chattanooga building for $1.8 million.

 

Cauble, founder of locally based The Cauble Group and Parasol Management, and a group of unnamed investors now own Newell Tower. The 41,000-square-foot nine-story office building (there is also a second three-story structure that is used as an annex) in Chattanooga's Innovation District was originally called Park Hotel. Constructed in 1915, Newell Tower sits at 111 E. Seventh St.

Hamilton County bought and renovated in the late 1980s before selling it for about $1.5 million in 2020.

"I've been trying to find the right opportunity in Chattanooga for years and we finally sourced the right deal off-market," Cauble said. "The city has so much going for it and is a strong place for urban real estate investment."

The city of Chattanooga is looking for recommendations for improving two important properties in the downtown area as needed to accommodate the rapid growth the city is experiencing. One is Hawk Hill where the current minor league ballpark is located. The other is the current convention center where the city will hire a marketing firm to determine if additional space or maybe a new convention center is a better option.

First, about the Hawk Hill location; The River City Company had a survey to ask citizens how they think the property would best be used. My recommendation was to request proposals from developers who might want to build on the property. The request as I suggested would include requirements that a 20+ story residential building, a low-rise short term rental building, a large park-like area for gatherings and viewing the skyline and a 2,000-seat performance hall. I did this about three weeks ago.

The current 312,000 sf convention center will be examined by the CSL consulting firm to determine which direction the city should go regarding expansion or a new building.

In addition to its study on the trade center, CSL will also conduct a music venue needs assessment for Chattanooga, White told the County Commission.

Chattanooga has about 75 locations of varying sizes offering live music at different times, but only three of those venues have the capacity for more than 2,000 people -- the McKenzie Arena at the University of Tennessee at Chattanooga, Memorial Auditorium and Finley Stadium -- and none of them were specifically built to host live music.

I am taking full credit for this until someone who knows tells me different.

Thanks.  I had not seen this one! That parking lot is not the worst in town as it's shaded by trees and isn't the complete block; however always great to replace asphalt with more buildings. I really wish the site of the old EPB building on Market would get a replacement tower... that's such a huge gap downtown. Shame on Provident for letting it sit for so long.
