What do we think will become of James Building? From what I can tell, it's from a Knoxville area developer. Low office occupancy, most likely due to neglect of area and building with added competitiveness of nearby buildings' renovations (such as Liberty Tower). I believe it's outside the Innovation District, too, which may hurt office-reno plans.

 

My hope is some residential conversion + retail, maybe office, so that our office vacancy rate will be at an all-time low downtown, necessitating new office building (12+ stories) by 2018, 2019.

The apartments that are supposed to be going up across the street are from Bristol development group which has done some condos/apartments in Nashville, im not sure what the hold up is but they have developed quite a few properties!!

Chattanooga Whisky Company plans to put their new distillery at the site of the former Newton Chevrolet, on the corner of MLK and Riverfront. From TFP:  http://chattanoogan.com/2016/7/27/328807/Chattanooga-Whiskey-Company-To.aspx

Once fully operational, the Riverfront Parkway facility will be capable of producing upwards of 14 (53-gallon) barrels per day, making it one of the largest craft bourbon whiskey producers in Tennessee, officials said.

@Titans10 thanks for Bristol reminder! They are amazing, and I'm sure still working on purchasing parcels to make it happen.

SO I quickly threw together a somewhat CHA downtown inclusive map marking all proposed/on-going projects with all or majority residential components. I believe I counted 25 in this? Not included are those out of frame, the Southside housing developments, those being recruited (such as the Unum lot projects), and those multi-phase (Walnut Hill, Douglas Heights, Cameron Harbor). Let me know if I missed any, please. ALSO if you're great at graphics, please have at making a better version.

Anyone have a current number of proposed/on-going units?

A little more info on the knitting mill redevelopment on the North Shore

Atlanta developer David Woodbery, of the Woodbery Group, paid $3.55 million for the Knitting Mill Antiques building at 205 Manufacturers Road. He plans to spend another $8 million upgrading the brick, 60,000-square-foot, two-and-a-half-story (counting the windowed basement) structure.

YES, in my head we have the completed riverwalk all through the barge property (now a tasteful glass tower or high density, mixed-use) to the visitor's center to the national park now complete with added trails. I also am including the mini park structure around the interstate that was laid out in a charette, previously.

Major Southside project will feature apartments, townhomes, offices and commercial space

Currently, the site is zoned for industrial use, which prohibits residential construction. The plan presented Monday features 140 apartments, eight town homes and three lofts, in addition to 18,000 square feet of retail space and 25,000 square feet of office space. The development also features 5,000 square feet of restaurant space.

Some existing space will be rehabilitated, while new construction is also added.

Developers could not yet say Monday how much the project will cost.

I love the location of this new facility, i feel with the new Riverwalk extension passing just by and all of the development on the riverfront this area is going to really take off

Chattanooga's Riverwalk adds 3 miles of dramatic scenery to popular path

The trail now runs from the Chickamauga Dam all the way to St. Elmo where it will eventually connect with the Guild Hardy trails of Lookout Mountain which contain more than 40 miles of trails itself.  It also connects to the East Brainerd via the South Chickamauga creek extension, with plans to connect all the way to Camp Jordan. I.m also under the impression that it will connect on the north side of the river eventually down to Moccasin Bend whenever that park is developed more.
