it is the article is written badly. I think the center building is 12 stories. Stacey head will probably approve this project cause it wont bulldoze any building. The property is actually pretty much vacant. So the few structures there will be renovated i guess. Overall a great project that should help gentrify some fo the area right there. Anotehr plus is its not far from downtown. We need to start surrounding our downtown with quality areas and not Ghettos.. Cheers.

I recently registered to urbanplanet, although I have been reading this board for a few months. I've lived in New Orleans my whole life (except two months after katrina) and I love it.

I have heard possibly that there could a new condo building built uptown by audobon park like 1213 Walnut. I copied the text below from the Nola.com, but I don't know how relaible this information is.

"Negotiations are presently underway between one of the tug companies on the River on the property next to the Audubon Park Butterfly (by the dog walking park) and a developer to sell their property and build a 12-14 story high luxury condominium tower. Since the property is on the River side of the levee, the city and its zoning laws will have no say in this project and will only require approval of the Corps of Engineers and Orleans Levee Board."

About 2,200 new condo and apartment units in nine different projects have been proposed in downtown New Orleans. With the exception of the 400 that are part of the Trump International Hotel & Tower announced just days before Katrina hit, all the new units have been proposed since the hurricane.
The wave of new high-rise proposals, developers say, could become one of the biggest housing trends in post-Katrina New Orleans. The projects promise to more than double the number of downtown high-rise residential units from 2,100 now to 4,300.

Other projects call for completely new construction, such as the 270-foot residential tower proposed for the corner of Girod and O'Keefe, a 316-foot residential tower slated for the site of the old Woolworth's building on Canal Street, and the massive new residential tower proposed by New York real estate magnate Donald Trump.

Great article! I'm so happy to hear of so many new high-rises proposed! I feel as though any project announced or being constructed post-Katrina is great news; it shows that New Orleans is back and also it shows that people are willing to invest in the future of this great city, which sends a good signal to the rest of the country!

On other note the new 31-unit Mills Row Condo Building in the Warehouse District will be complete by August!

I completely agree. :thumbsup: I'm always very happy to hear about new projects in the city, high-rise or not.

Yeah I live in the Warehouse District and the only thing I'd like to change is the addition of some more amenities like a small grocery and other things that I could walk too. Maybe I should just open one up, not that I know anything about that business, hhaa. By the way I reserved a unit in Tracage and I got the last available unit facing the river. So good news for the building being built.

Now we know what the tower proposed by the Vantage is. It isnt even actually by the vantage. THe tower is being built by the new Harrahs and Loews Hotel. Here is an article about the zoning change he needs to get to build it. I am actually not sure ifI support building this project there. I wish they would not tear things down but intead build on parking lots.

Interesting. I had read in many articles that the tower would be 37 story's, but according to that article it would be 28 story's and 367 feet tall. Will the project be a 28 story tower built on top of a 9-10 story parking garage perhaps? Anyway, in terms of the project going forward, I think I'm in favor of it at that location. I can't remember exactly, but I don't remember ever thinking all of the buildings in the area where he wants to build the tower had great "architectural significance" to the city. And I don't think the 28 story tower would be that greatly out of scale, because as the article mentioned, the tower wouldn't be far from the new 26 story Harrah's Hotel, the 21 story Loews Hotel, other Poydras office buildings, and the 22 story Tracage tower would be nearby as well.

Yeah something is wrong witht hat 28 story figure because 367 feet is too tall for a residential building. That works out to 13 feet per floor. Seems kind of high to me. who knows because the paper has gotten the project wrong from the start.

Yea the T-P seems to mess up basic info on a lot of projects. Just looking at the "On the Rise" article from yesterday you could spot errors in building names, such as "Vantage Tower's, and building heights, such as story listings for buildings like Harrah's Hotel and Trump Tower. Other times locations and developer info have been incorrect in articles. But overall I'm pretty happy with the job the T-P is doing covering the high-rise condo projects.

Interesting situation going on with the residential development pre-Katrina. The highest land is Crescent shaped along the river. It seems increasing density by going vertical in that entire area would make sense. I am sure some neigborhoods would not like it. Take a look at the sucess of Vancouver BC Canada. There downtown is on a small peninsula, so space is limited. They have as many residential high-rises as anywhere on the planet.

Yea Vancouver's skyscraper density is just crazy. I don't think New Orleans will ever be like that, because we would basically have to demolish every low or mid-rise building in the city to get that many towers in the CBD. Though I do think our skyline will continue to get more dense, and hopefully even taller too.

Thanks for posting that impressive list. I know Plaza Tower is an overhaul; is the Woolworth Bldg. an overhaul as well ? I know most of that list will be brand new, I was wondering if a few of those(if any) were overhauls ?

The Woolworth project will be a new building on the site of the former Woolworth's on Canal Street. I'm not sure exactly how much of the original building will survive. It will likely incorporate the facade, but I'm not sure how much of it will make it to the new building.
