Work starts on third phase of Baton Rouge Junior High overhaul

Work has started on the third phase of a project to turn Baton Rouge Junior High into a "one-stop shop" for most East Baton Rouge Public Works offices. The project involves finishing off a mezzanine area that was added to the school auditorium and preparing the first floor and basement for tenants, says Jim Frey, special projects architect for the city-parish. Frey says the work should be finished around the end of the year, allowing the city-parish Planning Commission and engineering departments to move in by early 2012. Several divisions, including architectural and environmental, as well as the city-parish Service Fee Business Office, moved into the former junior high building over the past year. "These are the last of the tenants, going into the last available spaces," he says. A variety of federal stimulus funds and grants are helping to cover some of the costs of the $5.4 million project. The city-parish has applied for a FEMA hazard mitigation grant to pay for a fourth phase, which would involve waterproofing the 89-year-old building and improving drainage. I am very excited about this because the current Permit Office is overcrowded and unorganized. I think its great they were able to salvage the old building, it looks great on laurel now.

Magnolia Square outparcel sold

A nearly half-acre outparcel in the Village at Magnolia Square has been sold to a local builder who plans to put a New Orleans-style office building on the site. Steve Rabalais paid $186,166 for the land in the Central TND, says Justin Langlois of Mike Falgoust & Associates, who brokered the deal. Rabalais plans to open a 6,100-square-foot office building on the site by the end of the year or early next year. Rabalais aims to move his offices into the building, and he's lined up a number of other professional tenants: Britton & Koontz Bank will have a mortgage office in the building, along with Edward Jones and interior design firm Wall Décor and More. Langlois says there are discussions with other potential tenants, including medical users and retailers. Jimmy Nunnally, one of the developers of the Village at Magnolia Square, says Rabalais' project is a good fit for the development. "We're the first local TND that has moved forward with retail," he says. Magnolia Square is looking for more retailers, including a restaurant, and for more office space.

Goodwill buys land for Zachary location

A group of local developers has purchased a tract of land on Church Street in Zachary and plan to build a Goodwill store on the site. Ross Bruce, Brian Dantin and Kirk Fisher paid $942,000 for the land, which will be home for a 13,000-square-foot Goodwill store. Construction on the store should start this month, and it should be open in 10 months. This will be the first Goodwill store in Zachary. Bruce and Dantin reached a similar deal last month to build a Goodwill store near the intersection of Bluebonnet Boulevard and Burbank Drive. Goodwill currently has 14 stores and donation centers in south Louisiana; the plan is to double that number over the next few years.

Ohio firm plans to open LSU apartment complex by fall 2013

Hallmark Campus Communities, which bought a 6.25-acre tract of land on West McKinley Street last week for $3 million, plans to start building an apartment complex on the site by the first quarter of 2012. The goal is to open the complex by fall 2013, says Rick Kirk, CEO of Hallmark, which is based in Columbus, Ohio. Kirk says some details are still being worked out, like the number of units in the development. But he says it will be similar to an apartment complex near East Tennessee University. That complex has 192 units in three buildings and is a mix of furnished two-, three- and four-bedroom residences. "There will be three buildings in Baton Rouge as well," Kirk says.

Units in 333 Lofts will start at $200,000 for a two-bedroom, two-bath unit and $275,000 for a three-bedroom unit with three baths. The development is located between Highland Road and Burbank Drive. The condos will feature amenities such as 20-foot ceilings and granite countertops, and the development will have a pool and outdoor fireplace. Dantin says he wants to offer amenities to attract buyers. He's targeting families who want to invest in a condo while their children attend LSU and like the idea of a small complex. "We’re also looking at them for the rental market, because that's so strong," he says. "You can get a pretty high-dollar rent." So far, Dantin has presold three units in the development. 333 Lofts is set to open for the fall 2012 semester.

Renting is a much better option for something like this.

1) the South and Southeast part of campus is exploding with the new EA center, Tech park and all the housing going around Highland/Burbank/Hur rds.

2) It's going to be built on East Boyd in-between Highland and Burbank? That doesn't seem right, unless they are tearing down a lot of apartments and homes there. Anyone know the exact address?

Edit: located at the Dodson and Boyd intersection. Not a huge tract of land there. I assumed this was going to be a large project. Maybe a phase 1 scenario. Guess not.

Im guessing its not a large project. To me if im not mistaken, it looks like its going to be built in the vacant land between Dodson and Swire ave. just to the north of east boyd.........just makes more sense, i could be wrong though.

Broadmoor Village Shopping Center redevelopment begun

The redevelopment of the Broadmoor Village Shopping Center is under way. The 80,000-square-foot center was sold late last year to Clarke Heebe, a New Orleans investor who specializes in redevelopment. A 24-hour fitness club has signed a lease for a 28,000-square-foot spot and is currently demolishing the space, says Austin Earhart, an agent with Beau Box Commercial Real Estate, who is handling the leasing. Earhart says he's talking to grocery stores, furniture chains, restaurants and apparel retailers about leases. Family Dollar, which is one of the main tenants of the center, is considering building a new freestanding store at the corner of the property. "This property is really important to the residents of Broadmoor and Sherwood Forest," Earhart says. "This is their shopping center." The center is by those neighborhoods and easily accessed by side streets. Earhart says if the center is redeveloped properly, then Broadmoor and Sherwood Forest residents would be able to buy groceries and other necessary items without having to cross Airline Highway, Florida Boulevard or Old Hammond Highway.

The Safety Council of the Louisiana Capital Area is set to open its new offices in April at the site of the old United Artists Siegen Village 10 movie theater. The council is a nonprofit that focuses on improving workplace safety with industrial and utility companies. The 32,000 square foot office building will be two stories high. Toys R Us/Babies R Us megastore set to open next month

The Toys R Us/Babies R Us megastore is slated to open in the Siegen Lane Marketplace at the end of September. The store, which will be nearly 59,000 square feet, will be the first Toys R Us/Babies R Us combined location in the state. The store will replace the existing Toys R Us and Babies R Us locations near Cortana Mall. Company officials say the combined store have been part of its overall strategy for the past few years.
