New 3-story office building for BR's emerging medical corridor

Plans are in the works to build a 30,000-square-foot office development at the intersection of Perkins Road and Kenilworth Parkway. The development -- a collaboration of HRP Development, Chenevert Architects and Lincoln Builders -- will target companies that want to be near Our Lady of the Lake, Interstate 10 and Interstate 12. Beau Box Commercial Real Estate is marketing the property. Lynn Holmes, a spokeswoman for Chenevert, says a number of potential tenants are being talked to for the development, including banks. No date has been set for when construction will start.

Update on Laurel @ Fifth

Also at the DDD meeting, members heard the first details about Commercial Properties Development Corp.'s plans for its site at Laurel and Fifth streets. Plans are to demolish the New Richmond Place apartment building and replace it with a new residential development. Commercial Properties should be going before the DDD next month to give the full details of its plans.

How's that for timing?? I just posted wondering what's up? with this project in Future Construction sites on Sunday.

Can't wait to see all the details! If Camm Morton is involved, it should be nice. I sure am glad he came to BR!

You were the first person I thought about when I read that little clip on the Daily Report website.

I agree, if Camm is involved, you know it will be done right.

Wow Dan, sorry for the late reply, don't know how I missed this? :dontknow: Things sure have been crazy around here with a brand-new baby. Thanks for posting this. :thumbsup: The is a nice new development for the Northgate's at Nicholson. And just 600 yards away from Tiger Stadium. It's impressive to see all the new developments going up all around LSU.

  • Work has started on the half finished dorm! I passed by today and they are tearing down the parts at the bottom :)
  • Almost every building in Phase 1 of Perkins Rowe has started construction
  • The new Chuck E. Cheese on Siegen is almost open
  • The foundation for Bass Pro is being laid

Thanks for the update Dan, I have not been down Bluebonnet lately. Official word on the hotel should be any day now.

It's good to see Bass Pro is 24/7 around the clock construction.

I was at the end of Jones Creek Rd. and Tiger Bend Rd today. Things are happening all around there. The old Delchamps is now a Ralph's supermarket(Gonzales-based) in the Woodlawn Village shopping center. Right next to the supermarket new 2 and 3 story condo's Ivy Park are going up fast. A dense development. Across the street is the resort-like Shenandoah Village has just started and Green Trails(on the old golf course) is slowly taking shape. And across from the new Woodlawn Middle school is a new subdivision Forest Creek. But it's ashame the did not save any of the trees <_<

Site work and new construction of a mixed-use development in Baton Rouge. Preliminary plans call for two shopping centers, and 340-unit condominiums and two film studios on 200 acres. The general contractor is accepting bids until May 23, 2007.

Siegen Village Theatre sells, it suffered due to obsolete design from the more modern stadium seating. The new owners will covert the theatre into some type of office, retail, or storage space.

There is 30+ story RiverPlace Condominiums and 2-3 other mid-rise buildings going up in downtown. There is also an 8 story midrise and several 4+ story buildings at a development called Perkins Rowe.

I think the mid-rise Regions Bank you are speaking of may have been part of the original plan for the 19-story Laurel Tower(mixed-use); however the project was put on hold and now will be redesigned(details soon). So Regions decided to move to II City Plaza instead. :thumbsup:

* New "state of the art" Courthouse 11 or 12 stories(still undecided) begining in a few weeks

* Laurel Tower- is being reconfigured into sleek condos; my best guess is 7 to 10 stories (details within a month)

* Old Advocate Site- still waiting word.?..something very nice along the riverfront next to RiverPlace...the 30-story tower was scrapped for "Two" separate buildings instead with plaza in between; probably 10-15 stories??

* Shaw Center for the Arts Phase II there were talks of a condo 6 to 8 stories on Third at Convention Street

* Trahan has a whacky 15-story mixed-use condo design for Lafayette Street; not sure if this will ever happen??

* 13-story Renaissance on Bluebonnet Blvd. near Mall of La./Perkins Rowe....part of unfinished concrete shell of Swaggart dorm (should know something anyday?)

What about the construction on the corner of North St. and Lafayette? I'm not sure what it is. I heard it might be a parking garage. Any info?

That will be a parking garage owned by the state.

The AZ Young building is coming down and the state will build an outdoor amphitheatre on that spot.

Yes dinner roll, you are right. :thumbsup: The construction there is going to be a parking garage near the Capitol Visitor's Center.

In a few years we won't be able to recognize the area along River Rd./Lafayette Street. I am anxious to finally see some new renderings for the old Advocate site. Hopefully we will hear something soon?? As much as I like tall buildings...making "two" buildings at 10-15 stories will look much better at that location than the original 30-story tower that was mentioned.

Thanks Byrde..I just saw your post, the ugly AZ Young bldg. has been gutted from the inside. The ampitheatre in it's place is a nice idea.

Howell Place development: a 92-room Mariott Courtyard Hotel and an 81-unit Fairfield Inn & Suite.

Is this still going on? I was just wondering because they are building a Springhill up there also. But then again Mobile has 3 Mariott hotels right next door to each oher.

2 New U.S. 190 Bridges Planned between BR and Denham Springs

The new bridges will be slightly north of the old crumbling bridges; wider(safer), taller(debris from flooding), + the mid-ground will be eliminated between the river and the floodway for one longer continuous bridge. Traffic will not have to be re-routed during construction.

No starting date yet? Bids coming soon.

Robert Day, a Baton Rouge businessman, is promoting the nearly $1 billion Red Stick project, which includes soundstages, a $30 million hotel, 670 homes at a cost of $400,000 each, a $175 million shopping center and office buildings. Black and LeBlanc said all those components are eligible for the tax credits, though Day said he is not asking for credits on the residential community or the shopping center.

I found this in the New Orleans newspaper. I think this is the O'Neal project. That's going to be some pretty nice stuff.

Thanks for posting this Dan :thumbsup: I sure would like to see more details and renderings for this massive development. A $30million hotel?? Wonder how many rooms? and how many stories?? RW Day is so involved with this project; could this be why things at Southgate Towers are moving along so slowly?? Will there be demand for more movie studios with Celtic Media Centre about 5 or 6 miles away??

Dan, I remember you saying no parking garage for Mall of La?? Did they change the original site plan? I still think it could happen. And adding a 5-story hotel on top of a 4 or 5 story parking deck could make a nice mid-rise for the Mall of La.

All the expansion in that area is impressive. Mall of La. currently expanding; OLOL currently expanding; BR General at Bluebonnet *expansion complete*; Blue Cross is planning on expanding; Bethany World Prayer Center planning on expanding.

If I'm thinking about the same center then it's about time. :)

A major renovation of the Southdowns Shopping Center is set to begin any day now. Donnie Jarreau Real Estate, which purchased the center last spring, plans to spend more than $1.2 million renovating the Perkins Road shopping center. The work will involve landscaping the center and giving it more of an open-air, village-style feel, says Sage Roberts, a spokeswoman for Jarreau. "The idea is to have outdoor seating," Roberts says. Parking will be moved from the middle of the center to the edges, but there will not be a reduction in spaces. Some of the existing space in Southdowns will be subdivided for smaller, boutique-type tenants.
