Mercedes is leaving NJ for Atlanta.  Could BMW be the next to move?

 

 

Mercedes will invest about $100 million in a more than 200,000-square-foot build-to-suit headquarters. The company is eyeing four sites in the Central Perimeter and Alpharetta, Ga.

The Southeast has become an emerging threat to the Midwest's domination as an auto industry hub, as Nissan, Toyota, Kia and Volkswagen put plants in low cost, union-free Southern states. Now, the corporate offices are following.

Earlier this year, Toyota Motor Corp. said it will relocate its U.S. headquarters from Torrance, Calif., to Plano, Texas. Nissan Motor Co. in 2005 moved its North American headquarters from Gardena, Calif., to the Nashville, Tenn., area.

Mercedes move to Atlanta is likely to have a domino effect in northern New Jersey, home toBMW and Volvo U.S. headquarters.

"The next conversation will be at BMW," site consultant John Boyd said. "The clock is now ticking."

Beyond the demographics — the Southeast has younger, growing populations — and the market realities — auto manufacturing especially for the imports have coalesced in the union free South, is the issue of soaring taxes in the Northeast hubs.

Random- but I suppose this is a fair place for it...

If you could choose one project that never materialized, what would it be? I would have to vote for the Camperdown Condo development. The way that the river front is developing, this development would really fit in and complement things nicely, both in height and function.

Ha...I remember that from back in the day. For me, it would have to be the Tower at Falls and Broad.

The Point.  That was going to be a game changer, and a "second downtown."  However, maybe it was a blessing in disguise that it never materialized because we might not have seen all of the downtown developments we have in the years since.

This is a difficult question because we have numerous candidates to consider.

The "Gateway to Greenville" site has probably been the most discussed vacant site over the last fifteen years. Proposal after proposal failed to materialize despite the prominent location. One concept that sounded especially promising would have included two highrise buildings.

Other failed proposals were followed by actual developments on the same properties:

  • The ONE project was introduced after a previous proposal ("Washington Square") had been scrapped.
  • The CVS building arrived after an attractive 8-level office tower failed to materialize on that same site.
  • The 13-story, five star Peacock Hotel & Spa gave way to one of the most disappointing condo designs any city could have allowed in a downtown.
  • The mythical 14-floor tower called Pinnacle on Main will likely be displaced by a bland, lowrise, "budget-conscious" hotel.

So, as you can see from this less-than-complete list, we have quite an array of worthy candidates to consider.

Rumor is JHM is still working toward their hotel on Spring st. They are planning 2, a Residence Inn and a AC Hotel. Somewhat modern/urban design probably due to the branding of AC and how they are usually designed. I think this had been discussed in the past but good to see they are still working toward it. Having preliminary designs would lead me to believe they would want to move sooner than later.
