Here's what could be an important quote from a West Michigan retail market analysis document in, written by Grubb & Ellis Paramount (the company working to secure the land for Project X) in 2005:

As population grows and demand for retail increases, the likelihood of a lifestyle center entering the market is becoming more realistic. This would be a new concept for the shoppers of West Michigan as well as an opportunity for high-end retailers and restaurants. We expect to see a lifestyle center enter the market in the next 12 to 18 months.

Could be that Orchard Park is what they were talking about in that document. But Shurlow's specialty is retail (her employer also has separate teams focused on office and industrial), so that's why I'm thinking Project X is going to be primarily retail/entertainment. Of course, we also hear other things like how unique it's going to be, while a lifestyle center is not unique..

30 acres and 11,000 jobs, seems like a highrise. A little more than that work in the Empire State building. But this "international significance" thing would seem to make it a really big highrise if that's the case, like 100+ stories. GR is about 30 miles from the lakeshore so 100 stories would mean views of Lake Michigan from the the 80th floor and above. At 105 stories, the observation deck would have views of the big lake from Muskegon down to Saugatuck and 15 miles into Lake Michigan due west. So a super tall highrise, half with office and half condo and some retail and such in surrounding buildings would qualify for all of the parameters I think. Make it 112 stories it would eclipse the Sears tower and have views 22 miles into Lake Michigan. It would also cost 2 billion easy.

kzoovin your right if the contruction was of a single building creating 10,000 jobs and costing billions it would have to be extremely tall however the construction will certainly be several buildings. Although I personally think you will see a significant increase in height but anything the height that your talking about would just look silly in that location or any location in Grand Rapids, at least right now.

I think you may see something top 500' but yeah, considering that the current tallest building downtown is only about 360' tall A 1000' building would look kinda silly it would be like Plopping a massively tall building in downtown Belding, Kinda phallic.

Ok, well what about a 1,000 ft space needle type of thing, centerpiece attraction in mixed use setting, see the big lake from downtown GR, 1000+ ft space needle alone would be $400mm. Imagine the draw, Seattle's space needle still has 2 - 3 hour lines on nice days - it's 40+ years old.
