Meriden belongs in the Hartford MSA for sure. As for Lebanon and Colchester, they influenced largely by Hartford and have plenty of commuters into downtown. After all you are only a 20 minute drive on rt2 into Hartford. Chaplin is a bit of a stretch but the line has to be drawn somewhere. Being the town over from Windham/Willimantic probably is a reason they are in it.

Looks like the cbd has improved as a whole, although class A office space has seen an increase in vacancy over last year (10.88% in 2006), not surprising since we've seen the departure of MetLife and the reconversion of the former Stilts Building from class B to class A, which last I've heard is still only 50% occupied. These numbers are a bit encouraging (the cbd is beating the average and these numbers are similar to other healthy cities), though the rates will need to drop to around 10% or lower for serious new office construction to begin; even then the lack of a major anchor tenant willing to move downtown will hurt prospects.

Lastly take a look at the historic numbers: http://tinyurl.com/ynv624. Hartford was in some seriously bad shape in the late 90s, though I assume most of the improvement that took place in lowering class B and C vacancy rates was by residential conversion.

While not completely responsible, Carrie Saxon Perry put the city into free fall. Her programs drove the middle class out of the city and poured more and more city cash to the poor. It was a disaster. She even tried to loot the treasury on her way out the door.

The city was on an upward swing in 1987 when she took office.

well if you really look it all happened in 1999. there mush have been a reassssment or some new mill rate or something. of course associated with the loss in value since the last assssment.

In case anyone was wondering...

The bridge was the Hoadley Memorial Bridge at the end of Mulberry Street in Bushnell Park. Mulberry Street was erased by the Bushnell Towers/MDC complex.

If I had my where there would be a very special place in hell for all of the urban planners and architects from the post World War II era until the advent of post-modernism.

The Hartford area has seen a substantial slowdown in the number of young people leaving the region. From 2005-2007, the area lost 791 people per year in the 25-34 year old demographic; from 2008-2010 the area is losing only 111 per year. Other New England cities (Boston, Providence) are experiencing a similar phenomenon.

The easiest explanation is that the recession has forced people to put off moving -- but another explanation is that NE cities have also fared better economically because they aren't so dependent on a robust housing market to sustain area incomes.

Metropolitan growth:

2010: 1,212,381

2011: 1,213,255

Growth: 0.06%

Hartford:

2010: 124,789

2011: 124,867

Growth: 0.06%

New Britain:

2010: 73,215

2011: 73,267

Growth: 0.06%

Middletown:

2010: 47,636

2011: 47,749

Growth: 0.24%

Bristol:

2010: 60,484

2011: 60,525

Growth: 0.07%

There were no data on West Hartford, Manchester, or East Hartford. Looks like negligible population growth throughout the region, consistent with decent job growth (compared with the nation) but almost nonexistent housing growth. Alternately, the results could be partially caused by the fact that the census bureau underestimated the region throughout the 2000s and still hasn't updated their algorithms.

For comparison, here is Bridgeport-Stamford which is estimated to be growing much faster, yet has seen slower job growth than the Hartford area, but much greater housing growth.
