Newest site plan: http://www.magnoliap...ingPlan2011.pdf Notice the bowling alley/entertainment parcel to the upper right of Hollywood 20. Lucky Strike anyone? Fitness component slated to be Lifetime Fitness and tenant just to the right of Toys R Us slated to be new Sports Authority. Looks like BPS and former Montgomery Ward building have bit the dust. A true town center component that includes three parking garages along with two+ story buildings with restaurant, retail, office, hotel, and residential space are back. Still not thrilled with this though.

The Sports Authority is now an Outlet store. Everything regularly priced is 20% off. This includes NorthFace and other brands that are not discounted at Dick's, Academy, and REI. I hope this is a good move for Sports Authority. The manager said they could not continue to wait for the mall managers to decide what they are going to do with the building. It was either outlet or close. I hope they do get a new building. I hate to see retaliers close and leave Greenville, especially when they are on such prime real estate.

I have two problems with this entire development. The lack of central parking and density. Its still not completely pedestrian friendly, I want to walk from Costco to Cheddars without having to weave through cars in parking lots. If there was central parking and higher density I would be completely pleased with it. It makes no sense that I need to drive my car from Costco to Cheddars.

Don't know what happened to La Parrilla but i'm guessing it bit the dust. It's supposed to be a 5-10 year build out plan but with how this development has gone it might be as well be a 20-30 year one. The decks with office and residential above are slated to be 5-10 stories tall. Subject to change and no doubt will of course.

In other news which might help the development finally move forward:

Mel Valiquett joined Menin in September 2011 and is one of the restaurant industry’s leading specialists. Mel will focus on restaurant leasing and merchandising at Menin’s Magnolia Park project in Greenville, South Carolina. Valiquett previously served as Vice President Restaurant Leasing for Simon Property Group in Indianapolis, Indiana. With restaurant expertise gleaned at Simon, General Growth, Rouse Company, Trizec-Hahn, and Westfield Corporation, he managed the leasing services for dominant upscale developments in New York, New Jersey, California, Chicago, Connecticut, Florida, Michigan, Texas, Washington DC, and Las Vegas. An alumnus of the University of Michigan, Valiquett is active in the International Council of Shopping Centers (ICSC) and a member of the National Association of Real Estate Brokers.

Sally Cooney joined Menin Development as a Retail Consultant in October 2011 and will focus on retail leasing and merchandising at Menin’s Magnolia Park. Sally’s extensive experience in retail real estate includes 13 years with General Growth Properties as a Regional Vice President. Her responsibilities included the leasing, merchandising and redevelopment of more than three million square feet of retail space. Prior to joining General Growth Properties, Cooney held the position of Executive Director of Leasing for Corporate Property Investors. During her time with CPI, she leased and merchandised over one million square feet of retail. Cooney began her career with The Taubman Company where she spent her first 10 years merchandising, structuring rent proformas and business plans. Cooney attended Oakland University in Rochester Michigan.

Before Thanksgiving Day, The Sports Authority began pricing regular merchandise 70% off. Any drastic cuts that prolong for long periods of time are indicators that a store is closing. (This happened at its Laurens Road location.) Add the strong competition with Dick's Sporting Goods and Academy Sports and Outdoors and loud speculation of Bass Pro Shops coming in, the end of The Sports Authority could be progressing.

Big story on channel 4 tonight turned out to be not so big. All they said was what was already there and that Toys/Babies R Us was coming which has been known and dirt was being turned, which is probably the Toys/Babies R Us building. They did say more announcements were coming but we will see. The way they were talking up the story beforehand I thought we were really going to find out something but that wasn't the case.

Agreed. Absolutely nothing in that article suggested anything upscale- bowling alley, fast-food places, fitness center, rental housing, etc.

Thanks for the link to the Magnolia development story, Citylife.

I absolutely love (sarcasm) this line in the article:

Menin has unveiled new plans for the site that includes a town square center. The plan calls for walkways and a gathering spot half the size of a football field where events can be held and people, including those who live in the development’s planned residential units, can relax.

Said it before, and it bears repeating. A patch of grass surrounded by parking lots, "Toys R Us," and bowling alleys is ABSOLUTELY NOT A TOWN CENTER SQUARE. Throw all the spin on it you want, it's Strip Mall Hell with a few square yards of lawn which "residents" are going to use as a place to let their dogs poop. (Yeah, yeah, if I don't like it, do go there. I know. I don't go to White Horse Road either.)

Well, shoot. Looks like I've run the gamut from excited, to thrilled, to mild anticipation, to dissapointment, and now just plain anger. What a complete waste of a very nice, if not often overlooked Greenville Mall.

Sorry for venting, folks. It's tough realizing I've been suckered by a development company. It's like believing a politician - I should know better! :angry:

Is this THAT different from what was originally proposed? Cheescake Factory is still a possibilty, and PF Chang located elsewhere already.

Well this is better than what the rest of woodruff looks like. Given what Woodruff already is/was, this is about as good as can be expected. If the issue is replacing an 'upscale' mall, that Mall never had success, and it's demise will strengthen the only mall remaining (Haywood).

BTW, what every happened to Bass Pro Shop? Are they looking elsewhere or have they dropped the idea of a Greenville store altogether.

I like seeing the site-clearing and landscaping work that is going on right now, which certainly will improve the appearance of the site from I-385, but the scaled-back plans don't come close to reflecting what was promised several years ago. The article says Menin is still "in talks" with SuperPlay USA, but the former Montgomery Ward building that SuperPlay USA was going to repurpose is conspicuously absent from the latest site plan. Besides, Menin has been reporting "talks" for years, none of which seem to come to fruition. At this point I think anything Menin says is just that: talk. I'll believe it when I see it, and I'm not holding my breath. That said, a multi-level parking garage for Regal Cinemas is something I heartily will applaud (if and when it happens).

Greenridge looks a lot better than this- both in "upscale-ness" and architectural quality. I don't really like the sea of parking between the inner buildings and outer horseshoe of Greenridge, but it's an attractive shopping center.

If they had done a better job with the traffic engineering at Greenridge, that shopping center could be spectacular with a parking deck behind Barnes & Noble and and apartments above that area and the shops that back up to Woodruff. But, as it stands today, no one in their right mind would wish to live there. You can't get out without a massive backup in your way.
