Four Seasons residential tower

The original plans for a condos tower next to the Four Seasons Hotel fell through after they were introduced five years ago. Now a new development team, Ardent Residential, now has 1.6 acres next to the hotel under contract and is planning a residential high rise with a mix of apartments and condominiums.

Design work on the condo project is still under way, but Ardent is proposing a mixed-use tower consisting of 200 to 240 apartments on the lower floors and 70 to 80 condos on the upper levels. The condos and apartments would have separate entrances and lobbies on the ground floor, which would also house some retail.

"They'll really be two completely separate buildings stacked right on top of each other," Carpenter said.

The developers are planning to ask the city to remove the 318 ft. building height restriction on the site. If it is lifted, the building may rise up to 35-stories tall. They plan to start construction in the second quarter of 2007.

Ardent Residential and Post Properties are now saying that they are set to break ground on the 30-story Four Seasons Residences this fall. From the article, it sounds like the apartments have been dropped from the project and it will be strictly for sale condos, with 166 units. They are looking at a completion date of late 2009.
