NCP Article - MDHA awards contract for workforce housing at Rolling Mill Hill

I thought that this article was interesting. While I am supportive of additional workforce housing near dowtown, I was surprised that anyone would be adding more inventory at this time. Aren't the existing buildings there nearly empty? I am glad that things are still moving at RMH, though, especially additional work on Hermitage Ave and on the greenway.

I am pretty sure these are rental only which is still a strong market.

You're correct. The rental unit demand is still very high, especially affordable near-downtown units. The only current project, which is still under construction, is the Bristol development in mid-town between Church & Charlotte.

Why? You realize this will eventually provide for more "affordable housing".

It was more of a general "this stinks" that the condo market in Nashville has fallen apart. Affordable housing is good...but I'm not exactly happy about affordable housing occurring because of someone else's failure.

Yeah, I understand that this seems to be bad. I want to see more buildings go up as well. Maybe this will cause for more interesting developments driven by purpose and clever designs instead of greed. Not that all condos are driven by greed, but, well, hopefully people understand my point. However, everything will bounce back eventually with everyone being smarter, hopefully. It would be nice to see some smaller various developments getting started from condos, to town homes, to some historical restoration, apartments, street level development, neighborhood improvements, etc. Some good things to come are the riverfront development and possible CC.

Rolling Mill Hill condos will be rental.. Chartwell Real Estate... $850 to $2200 rent, leasing starts next month... this is for the 72 units spread between 3 buildings including the old hospital.

So these will be available soon.. the Nance Place affordable units should be available next year... and the newly announced artist lofts probably soon after that. Should be interesting!

This lends credence to the assertion that Nashville's core is lacking in affordable rental units. Is it still possible to build non-subsidized rental housing in the core? I hope so, I think it will be key to transforming the area into a better neighborhood with more services, greater walk-ability and viable mass transit .

In a related note to this old thread the Trolley Barns are 75% leased according to the NBJ. Very good news for this area.

I have also heard the condos turned apartments on the hill itself are almost 100% leased if not already at 100% or near that.

They forgot to mention that The Batters Box expanded their porch! If you haven't been to it yet stop by on a nice day. It is a good starting/finishing spot for touring around Rolling Mill Hill on foot. And a nice place to take in a sunset over Nashville.
