Charter Square (Site One)

I think it's got its highest floor in...the lobby thing facing Wilmington is a level below Fayetteville St. However the swooping roof will add additional height to the structure.

Based on the renderings, its 11 floors on the Fayetteville St side (so I guess 12 on the Wilmington street side).  Ok, yes the "floor" is in, but the "11th floor space" is not framed up.  Maybe thats our confusion.

This actually all got me thinking about what build out will look like down on this end of town and the old RFPs for site 1-7. I have forgotten some of that from like 9 years ago....Any help filling in the blanks below is appreciated...

Site 1: Half done with Charter Square south. Charter Square north will complete site 1

Site 2: West half of Auditorium surface lot. Never got an offer. No movement

Site 3: East half. Same as 2. 

Site 4: Residence Inn proposal with recent 9 story rendering

Site 5: Currently serves as a gravel lot west of the CC. Reserved for future CC expansion..?

Site 6: Little wedge south of 5. Additional CC parking for convention admins

Site 7: Triangle piece south of South. No proposals ever received. No movement.

 

So if that is roughly correct, does anyone know what the City's plans are for especially sites 2 and 3? These are good sites and are important to rounding out the south end of downtown properly.

Charter Square South has basically topped out. In the photos I took today you can see that the steel at the top is of varying height like the little "wing" like top in the renderings.

Good spot. I hope the houses are moved to infill lots farther east. They may not look like much but are both on the 1914 Sanborn map so are at least 100 years old.

Came off that way to me too just based on the article. No comment from developer or current site's owner is not standard when you're trying to hype up downtown and your contribution to it....which is what every. single. other. downtown developer does.

2 employees, $290K in revenue, no website, no indication of any past projects doesn't make this look too promising.

Well we've had other developer with much more resources that we thought could deliver, but couldn't (empire, Lafayette) so maybe these small folks will get it done? Trying to stay positive, that baptist headquarters is a waste.

The developer did it with the Baptist's money in the historic district. Mystery solved. Seriously.... my gut says developer told Baptists he can put that large bank account of theirs to good use..fatten it up for them if only they'll loan it out. Probably hush hush while intervening boards or whatever are being persuaded to go along.

Would have also been visible from the Boylan Bridge instead of being 98% obscured by our tan Marriott.

Yep, and I don't want to complain, but this tower would have been much more visible had it been the taller of the two. I'm afraid the North building will be hidden more by the BB&T and BOA buildings.

I watch the 2014 Downtown Raleigh report.  The builder of the Charter Square said that it is as big as he could build it on that site. But he also said that a 22 story office building will going across from it.  Known anything about it?

I think the official numbers are very much in flux but 17 stories seems to ring a bell for me. 22 was perhaps a pre-recent-economic-downturn number. I assume the statement "as big as he could" was an economic limitation and not a physical(subsurface) or zoning limitation?

Word is 23 stories will be announced soon - mentioned by the developer at a downtown awards ceremony in mid February.  Office over retail.  Also, South Tower was 60% leased and will be ready in May.
