It did indeed. Good point. To my surprise, the residential rental market isn't yet saturated downtown. All the newest places have very high occupancy rates (not sure about Gramercy since I don't live on that side of downtown anymore). Without some corporate expansions, this next round (Dillion x2, Smokey Hollow, Charter Square, 301 and now 400H) may be the last push for a while...but that is the push that gets the grocery store et.al., so we'd be over the hump...

I dont think anyone knows right now but if this rendering is correct it appears to be just a few feet taller then One Progress which is 277ft. I think the absolute most recent plans showed 290ft so i would say thats probably accurate.

I love the renderings, and I think it fills a noticeable gap on Fayetteville St.  I hope the Wilmington St. side is satisfactory, as well.

Correct. At least until Kane's North hills tower 4 starts. Which im starting to wonder about as pretty much every other project up there is done.

Knowing him, he's working up plans to request a variance to build something bigger than any of us expect.

Honestly I am cheerleading North Hills as much as I am downtown. Sure there are transit and transportation issues at North Hills, but people up there love it just as it is. Since downtown proper is geographically small, a second high rise area was going to be needed giving the growth rate here. And if I live long enough, maybe I'll see a third and a fourth.

With FNB and Element projects starting soon, I couldn't help but think about the potential for the block bounded by Wilmington, Cabarrus, Blount, and Lenior.  Could support some great density on the west half and still transition to neighborhood-scale on the east half.

Although, navigating the 15 different property owners would be daunting.

Update from Triangle Business Journal on FNB tower 

""Construction is slated to begin in May on the 22-story, mixed-use FNB Corporation tower on Fayetteville Street.  Dominion Realty CEO Andy Andrews says the company has signed on New York Life as an equity partner in the $116 million project. Construction is expected to last 22 months.""

""The first seven floors will be taken up by office space, totaling 156,000 square feet. Terraces jut off the side of the ninth floor, which is mostly dedicated as amenity space for office workers and the people living in the residential units above. One of the terraces has a pool sporting sweeping views of downtown Raleigh.  All told, the building will have 239 residential units.""

I saw that as well and have been wondering what the deal is? The developers were talking confidently that they were going to break ground last summer. Now it’s May of 2018 and I still haven’t heard a peep.
