I think that whole thing needs to engulf a huge fountain that shoots water WAY up, and some light landscaping on the edges of the lot...couple park benches....good to go

And you know with Buckingham Fountain in Chicago they are always changing the colors of the fountain...so the water will look blue or red, or a mix of colors. Now that would be a good eye attraction/landmark in GR

What are the dimensions of the lot at 10 Ionia?

According to Google Maps, the Fulton St side is over 200 ft. Being skinny it lends itself to residential use rather than office, however that's still a decent chunk of land. Construction-wise they could easily do a 40+ story condo tower if they wanted to.
