Downtown Memphis News & Developments (CBD, South Main, Riverfront, Medical District, The Edge, Uptown)

Recommended Posts

The article doesn't say much aside from the fact it will be on Madison on the UT campus (I'm assuming on the former Baptist site, but I don't know that for sure).

Here's the article. Sorry I didn't post this sooner!

Here's the site plan:

And the rendering (building at the top):

I like the rendering a lot. It has nice usage of the space given, everything goes together, and it sort of reminds me of the old baptist hospital. :shades:

The way the block is sort of closed off to Union on the left kind of irks me, but at least the building on the left ain't a parking lot, so that's cool. And closing off the block may be deliberate too.

Per today's CA, River Inn of Harbor Town on Mud Island is open.

It sounds super cool. It has 28 guest rooms with a library on each floor, a fireplace in the lobby that was salvaged from New Orleans after Katrina, and heart of pine wooden floors from a razed mill in Virginia. It also has 2 restaurants - a high end and a grill that will cater to Mud Island.

Rooms start at $245.

* A new 8-story, 131-room Courtyard Marriott Downtown will be built at the corner of Main and Jefferson. The $21 million project will include approximately 23,000 square feet of commercial space.

Current and recently completed projects in and around Court Square represent more than $55.3 million total investment.

Increased pedestrian activity as a result of new businesses, street animation initiatives, and public improvements will continue to contribute to the youthful glow of eternal Court Square.

According to MBJ, the Tenoke Building is slated to become a Hotel Indigo.

http://memphis.bizjournals.com/memphis/sto...1774400^1639759

Ive stayed at a Hotel Indigo in Atlanta down near the Fox. The rooms were a bit small, but perhaps that was just that building. It's a very nice business class hotel, and a good addition to the Memphis hotel market and downtown in general. It's a very summery decor in all of the hotels, and the interior of the Indigo just built in Nashville incorporated acoustic guitar wallpaper, a very artsy full wall print of one, etc in the rooms. Id like to see Memphis' blues heritage or riverboats, etc. incorporated into the interior in the same vein.

MBJ reports the Grade Hotel project on Front fell victim to the credit crunch and will be reconfigured as an apartment project with commercial bays on ground level. Interesting quote from Regions Bank about condos being on their moratorium list for financing. They think the cash flow and return on investment are low. Not sure whether that's a problem specific to the sluggish downtown market or a nationwide issue...maybe a little of both.

I suspect it's a national problem.

On the other hand, I've read that apartments are hard to come by downtown, so it might be a good thing in the long run, particularly with the law school going in down the street.

WEll St. Jude should be breaking ground in about a month, and The marriott downtown is adding another tower. Those are about the only high rise construction projects going on. The royal pheonix hotel is still not a done deal.

Thanks. I haven't been to Memphis in a while I heard talks about the One Beale building to be Memphis tallest building didn't know if it has been completed or not.

Nope. It's still a vacant lot as of this posting.

I wouldn't expect some of these planned projects in downtown to happen until the economy turns around.

So far, the only high-rise addition to downtown is the still-unfinished(?) Horizon apartment tower on Riverside Drive.

The bioworks project has been completely re designed, Its under construction I work across the street. Also the new molecular research building on UT is under construction and the New nursing building at southwest will begin soon across the street. These are some pretty nice projects for this area. Beale street landing is looking great I just hope they dont short on amenities on the park portion.

FULL PLANS: http://www.documentcloud.org/documents/1697163-150327-cs-central-station-redevelopment-overview.html#document/p9

Plans Revealed for $55 Million Central Station Project

http://www.memphisdailynews.com/news/2015/mar/28/big-plans-revealed-for-55-million-central-station-project/

Conceptual plans were revealed Friday for the widely anticipated redevelopment of Central Station.

Archie Willis of Community Capital and developer Henry Turley outlined the $55 million plan for the finance committee of the Memphis Area Transit Authority.

The proposal for Central Station includes replacing existing apartments in the train station building with a boutique hotel being developed by the Kemmons Wilson Cos.; building a five-screen Malco movie theater onto the power station building; and possibly adding a new Downtown grocery store run by the Canale family.

The full MATA board is scheduled to vote on the development plan and agreement at its April 27 meeting.

The plan presented Friday is the first confirmation of the speculated details.

Willis said the grocery store portion is the most tentative and began just this week with no specific site on the train station property.

But talks on the hotel and movie theater are so far along that Willis said Malco executives are “ready to go” with a target for construction to begin in the first quarter of 2016 with a fourth quarter 2016 opening.

Memphis Daily News first reported Monday, March 23, that Malco was considering a Downtown site. Malco executive vice president Jimmy Tashie confirmed the theater company was in discussions on a Downtown theater similar to its Studio on the Square and Ridgeway Cinema Grill.

The Malco would be built onto the power plant building up to the corner of Front Street and G.E. Patterson Avenue as a freestanding structure.

The target date for the hotel opening is August 2017.

Of the $55 million, $52 million would be private investment. The remaining $3 million would be anticipated federal transportation grants. A required $600,000 local match from the city could include capital funding and donated or philanthropic grants.

The property would include a market plaza with a relocated Farmers Market along Front Street. When the Farmers Market is not being held, the space would be used for additional parking.

An annex building to the train station that currently houses apartments would remain apartments in the plan.

With respect, do you realize just how FAR Memphis TN is behind other southern cities with this kind of *stuff* ? this is no great shakes, but maybe it's that way for the remaining locals, but crowing about well overdue progress and development in now 2015 seems weird at this late point in time.
