The City is soliciting bids for 2 sidewalk projects in the Southside near CC Woodson.  These would be totally new sidewalks on a block of Palisade Street and a combo of Wiggins and Logan Streets (on one side of each street).  It's not much, but any improvement to neighborhood safety and walkability is positive.

Duke Energy is undergrounding power lines in Converse Heights between Maple, Rutledge, Connecticut, and Ivy (and potentially more in the future).  They're also undergrounding lines in Park Hills.  It will be done in phases, with completion next year.  Great to hear!  The more undergrounding, the better!

That's great and hopefully this movement will spread.  In Hillbrook we have old rotted out poles, and they're replacing them, but it would be so much better, with all the trees and limbs that fall to get it under ground. Last year a limb fell on the feeder line to my house, and ripped the weather head and down pipe right off the house and out of the meter. Luckily the meter wasn't damaged. Still cost me 2K to get the pipe and weather head replaced before Duke would re-run the line. Not to mention 2 days without power.

Second phase of the Townes at Converse (on Oakwood Ave) is now underway:

This site is now for-sale.  So I guess those townhomes aren't happening, at least not by the current owner.

Cross-posting from the Renaissance Park thread: grading is underway on several lots just off N Dean Street owned by "Deerfeet LLC".  I assume they're single-family homes, otherwise they would've had to go through the DRB.  Parcels shown on map below:

Carrington is starting to feel like a real neighborhood now.  Several homes recently completed, 3 more underway, and 2 in site-prep it appears.

Thought we had a Southside thread, but I guess this thread works.  The City just announced a Southside Cultural Monument to be constructed at the corner of Barksdale and S Converse (where the Mary H Wright monument and greenway are).  "Featuring images displayed along the monument's panels of Spartanburg's historically Black communities and the people who built and sustained them, the Southside Cultural Monument will be both an artistic display and a celebration of the culture, vibrancy, and dynamism of those communities before urban renewal, a tribute to the economic and cultural engines of the Black experience in our city." It will create a new gateway to the Southside. The monument will begin construction early spring, with an anticipated completion by June.

Pre-demolition work is happening on the old homes located at the East Main Street/North Fairview corner. Demolition will begin a week and a half from now. Can't wait to have that place cleared out, and the new neighborhood constructed. It's another game changer for North Converse Heights!

What new neighborhood? I know there was talk about a  pocket neighborhood going in there but I havent seen or heard anything  else about it.

Yes, that's the one I meant. The crew that took down the old houses to make way for the new townhomes over at the next block will be handling this project as well. My understanding was that they needed a certain number of lots to go into contract before starting the project. Guess they reached that goal.

I'm with you, Spartanburg Dude. To me, that would have been the best case scenario. The work they did with the two properties facing Converse University on Main Street is marvelous! Yet between having three homes looking dejected with a hint of haunted for years on end and having instead a clean, new neighborhood free of overgrown vegetation, fallen trees, and collapsed roofs... yeah, I simply can't wait! There used to be a good number of homes that were abandoned/boarded up in that area. Those three were the last ones holding out.

Found the website for this project - https://www.fairviewonmain.com/  Looks like 8 homes, and 2 are already reserved.  They're 2900-3700 SF, all 2-car garages, 3-4 floors, with lots of balcony/porch space.  Some even have elevators!  Obviously the most premium luxury product in the City.  I'd expect these to go for $800k+ easily (probably ~$1.5M for the larger ones).  Some renderings from the website:

I never imagined it'd be anything like THAT! It looks like they are  conserving the "alley" street that's now made of gravel. I hope so. If I love walking my dog through there now...!

I absolutely hate that old Victorian homes had to be destroyed... BUT, nice project. This may spur more high end development in the area. That's not a bad thing.

The City has finally put out a bid for construction of the Southside Cultural Wall.  Bids are due by June 14, so it will probably won't be done until around Aug/Sept?  Obviously delayed from the original plan.  Here's a site plan from the bid document:

The real estate market is definitely heating up, as I'm seeing more renovations and new-builds in neighborhoods that haven't seen that sort of investment in many years.  Seeing more action in South Converse, and saw these 3 new homes in Park Hills (S High Point Rd).

Spartanburg seems to be hotter than Greenville these days - maybe not in terms of volume, but in terms of scale relative to existing stock. The amount of development around town and in the County - even EASTERN Spartanburg County is mindblowing to me.

This listing says that 153 Oakwood Ave (where townhomes were proposed a few years ago) is under-contract.  I liked that plan, so I hope it (or similar) happens there.

Construction on the Southside Cultural Monument should begin by the end of the year and be completed by February.  (P&C article)  City Council awarded a bid to Dunbar Construction on Aug. 8 for $889,500 to build the monument.

Seems like each of these parcels is getting a house; 7 of 8 are framed.  Pretty good density for SFHs.  The long lots on Woodward have detached garages at the rear (Rudisal).  The Rudisal homes have very tight driveways and tiny garages/storage.  The smallest lot is a 2-story home with integrated garage.
