what I'd hate to see is a menagerie of 5 story buildings on that lot :cry:

This really is a clean slate, theres nothing down there really of much historical value. maybe one or two buildings are historically valuable. But it has a ton of potential.

There's a housing project on the north side of the Chicago River that combines 25-30 story towers with very high-end row houses on the water. The taller units view Lake Michigan. I could see some buildings on this property with similar heights. Remember that some of the most beautiful urban areas in the world are in European cities with 5-6 story buildings that fill the block faces. I think a mix of high and mid-rise buildings would be appropriate.

I heard someone suggest that at 75 or 100 stories you can see Lake Michigan from Grand Rapids. If true it wouldn't work for more than a few days a year in Michigan. I think buildings that tall would be a mistake for this area.

a know those bear a *slight* resemblance to Moch's buildings so far.

If he built something like that (even if on a smaller scale) I'd be all for it.

I don't think there's a market for all that residential, unless it's phased in over 10 - 15 years. And unless there's a couple of big corporate HQ's thrown in there as well. But you guys know that already. :whistling:

I fully agree! I posted the images in the context of the building height discussion.

The Chicago units are REALLY high end too. The townhouses start at $1,750,000 and the condos are from $609,000 (85% sold).

That's why nothing will be built there for years. Unless theres some huge secret move. Anything with residential, commerical couldn't not justify height as the city wants. I think this is where the City shot its foot with this one. They want mix use, height, and interaction with the river and yet also want 35 mil oh plus a market study that says GR can support it.... Quite a predicament. It's too Grand.

We shall see how Faust's plan looks when it's fully unveiled. Wouldn't we all be :o if his team pays cash for the land and has a whole list of tenants and investors lined up?

Yes I sure do. That's why I'm mostly laughing at the other two punks when TV8 shows their faces. You know, "How the hell are you gonna out do RiverGrand you crack heads!" :lol:

all I want is to see something accomplished, there is still that air of all talk no walk proposing going on. In the end it doesn't matter how Grand Fausts proposal is if nothing gets built.

  • Stevens said the center of their project would be a six- to eight-story glass atrium with hotels, restaurants and offices. Outdoors, there would be an "Italian piazza" leading up to a riverfront marina for boaters and dinner cruises.

  • Moch International, a partnership between lawyer-turned-developer Joseph W. Moch and his son, Joseph A. Moch, are proposing a $150 million performing and visual arts center with a 2,200- to 2,500-seat main theater and several smaller theaters. The visual arts center would include studios and classrooms for a variety of media.

    Moch's proposal also includes a hotel with 150 to 300 rooms, a 200-unit apartment complex, restaurants, a year-round market and a 2,000-space parking ramp.

Faust has the same old line. Although the numbers sound crazy, it could only make sense if there is a big user that isn't currently in this area. If he has such a thing he should announce what or who it is. Without such a thing this is ridiculous.

Stevens offers a speculative office / retail development that would depend on local market dynamics. Ain't gonna happen.

Moch proposes to duplicated DeVos Hall at 2,000 seats. I don't get the studios and media part, but the rest depends on the local market too. It doesn't make sense either.

Faust did say he's got $120 Million from investors available to him, and is submitting confidential financial data to the City's attorney.

Faust appears to have the backing to buy the land. That in itself is very impressive. He also appears to be working on something that would be new to this market. That would overcome local market limitations.

I guess we have to wait now to hear specifically what he's working on. I think we can rule out casino or the home of hip hop.

Doing a search for Barnes/Steven Redevelopment does not bring up the 20 or so projects that their investor claims they have done. I've even tried many different variations of the names, and I only get the Lowell project.

Maybe we'll see some resumes or list of projects from these guys on Thursday?

Honestly, I think that little sketch right there could be an accurate representation of what we may see for buildings. Kind of a little pass on to the public. I'm glad there's a spire included. The most left building looks to be a salt shaker.
