What is the SFX??

The Sillerman (sp?) company that bought EPE and proposed a number of improvements in the Graceland area, including an ampitheater, improved retail and hotel developments, I think a convention center, and a highly theoretical theme park. I think the company's name is SFX.

I didn't mean that SFX would be coming to Riverbend, or even MS, but that SFX may bring a theme park to the Memphis region, maybe the Graceland/Whitehaven area. I would understand why they would want to put it near Graceland, b/c that turns the area into a legit entertainment district.

And I think Universal Studios has rollercoasters, doesn't it? In that case, it doesn't sound, from what's been revealed in this thread, that it will be able to compete with Universal. :(

[edit: my bad, Sillerman himself has created a holding company with Lisa Marie, called CKX to operate EPE and other sports and entertainment holdings, including American Idol; see http://www.elvis.com.au/presley/elvis_is_still_hot.shtml]

This Info is Old but I got it from John Mayo's Website under press register

It Mentions a Ripley's Aquarium has anyone else heard this

Officials backing the Riverbend Crossing project in nearby DeSoto County met with area leaders Monday. The meeting, held at Rest Haven Restaurant, included speeches by state Rep. John Mayo , D-Clarksdale, and project manager Neil Burckart.

September 20, 2006

By: David Owens

Clarksdale Press Register

From left: Rep. John Mayo, Developer Neil Burckart, Rep. Clara Burnett, Rep. John Hines who chaired the meeting

Burckart, a representative of Highland Development, shared his vision on the 4,500-acre project.

"I've been working with developments since 1963, but none with the complexity of this project," he said. "Riverbend Crossing is huge. It's a 40,000 person city." Burckart said Riverbend Crossing will be one of the biggest cities in DeSoto County, but it wouldn't happen overnight.

"Besides the $2.7 billion estimated cost, there will be ongoing jobs that go on forever," he said. "This project will be a catalyst for development all over DeSoto County."

Burckart said a new school will be built two miles from the property in addition to other ventures.

Burckart said crews face a major obstacle in locating in the Mississippi Delta.

"People in Mississippi want to stay away from the Delta," he said. "None of us are from this area and we don't have that mindset. If we see a good opportunity, it's a good opportunity.

"We see this as a fantastic opportunity," Burckart said. "The casinos bring in traffic and a lot of money. This will be bigger than the casinos."

Burckart said Riverbend Crossing is going to need everything any community has including grocery stores, barber shops and the like.

The featured attractions are a 600-acre lake, a number of premiere hotels, two golf courses and a MGM theme park.

Burckart said employment opportunities will be numerous and surrounding towns, including Clarksdale, will get a piece of the action. "The golf course will need pros to people who cut the grass," he said. "For every job we create, we will need three to five to service that. If we create 3,500 jobs, that's 10,000 to 12,000 throughout DeSoto County and the Delta."

Burckart said the challenge will be finding qualified people to fill those positions.

"We're going to need help," he said. "This project will put a real strain on the workforce. We need people to be prepared for an opportunity."

Burckart said the project will see some vertical movement within a year because much landscaping needs to be done.

"We want this to be the best project," he said. "We have made an agreement with Comcast and Bell South to have the smarted community in the U.S." Burckart said the developers have thought "outside the box" with the project.

"They have no qualms about taking a chance to make something better," he said. "We're asked what is the percentage of work for the Delta. We don't want to go any further than we have to to find companies and workers."

Burckart said a majority of the employment will come when crews start building hotels, houses, commercial property and MGM.

The project covers property from the county line (Star Landing Road) to Highway 61 and the Mississippi River. "We intend to develop wherever we can along the Mississippi River," Burckart said. "MGM will cover 200 acres along with Ripley's Aquarium and dozens of smaller commercial businesses."

Burckart said there is also talk of bringing in a major hospital and convention center to Riverbend Crossing. "We're going to be watched by a lot outside Mississippi," he said. "This project is not just big in the Mid-South but big nationally. It will receive a lot of national recognition."

Mayo said what makes the project special is that DeSoto County nor Mississippi sought the project.

"They wanted to locate in the Mid-South," he said. "They had been researching for the last three years before we knew who they were. They settled on DeSoto County."

State Rep. John Hines, D-Greenville, said he hopes people take advantage of this opportunity.

"Don't let them roll by," he said. "Get to the depot ahead of time. As the northern part of the Delta grows, so does the central and the south."

Burckart said he wanted this pilot project to be a great starting point for the ongoing success of the state. "We're going to prove this can be done in the Delta," he said. "This project will open the eyes for the rest of Mississippi."

excerpt from today's MBJ about Riverbend..."California Developer launching $2.7 billion dollar project."

"Groundbreaking could start as soon as December on a $2.7 billion project promising more than 6,000 homes and almost 3,000 apartments, townhouses and condominiums in DeSoto County. The massive project could bring as many as 30,000 new residents to the area over the next 15 years.

Thanks to mattdev for finding this on Tunica National Community

This community formed through careful and thoughtful planning, will capture the concepts and principles used to plan towns prior to World War II, putting emphasis on street design, common area green spaces, pedestrian interactivity, and the vital role of a town center serving as the focal point of the community. Tunica National will re-visit the feel of Main Street U.S.A. abandoned by many modern day developers through what has become known as suburban sprawl. The composition of mixed use buildings in the town center, coupled with unique residential offerings, will allow residents of Tunica National to live and work in one community, with all the needs of daily life close by.

Here's the latest info from the Myriad project...

http://yahoo.brand.edgar-online.com/fetchF...6&Type=HTML

Most of it is financial SEC mumbo jumbo but here's the intresting stuff:

In addition to the features listed above, the Myriad-Tunica Project may include an ice venue with various trails and skating rinks; another water venue with aquariums and lagoons, and a 450 ft. high observation wheel called "The Mississippi Eye". Additional entertainment venues such as a three-level multimedia night club, music amphitheaters, a 10,000-seat arena with regular and premium seating options may be included as well as various thematic designs throughout the property. Although specifications may change due to numerous factors, including design, safety, and engineering modifications, set out below is a planned progress simulation of how the resort may look upon completion:

0001231742-06-000869_B25.JPG

The different elements of the Myriad-Tunica Project will be linked by an indoor waterway transportation system and an elevated people-mover ground transportation system. Other infrastructure requirements may be supported by applying state-of-the-art technology such as solar power, climate control and air-filtration technologies, and security and maintenance technologies. The Myriad-Tunica Project also has expansion space available for the development of vacation villas along the golf course. This project, the most ambitious resort development planned for Tunica County, would target a broad spectrum of visitors, including:

- Casino players

- Families

- Conventions, exhibitions and trade shows (particularly botanical shows)

- Golf enthusiasts

The Myriad-Tunica project is estimated to cost approximately $1.9 billion to complete and mobilization is scheduled to commence in 2007. While our strategy is to capitalize on the destination resort concept, we may not be able to realize those objectives due to factors beyond our control, including without limitation, significant risks associated with financing the construction, management and operation of the Myriad-Tunica project, cash flow requirements, attraction and retention of experienced management, and compliance with regulatory conditions, permits and licensing approvals.

They have also increased the total Convention Center space from 375,000 sf to 600,000 sf, making it much larger than the Cook Convention Center. The domed golf course 200 yards larger, and 750,000 sq. ft of retail when fully built out (Twice the size of Peabody Place). Myriad has also set up an office in the Wolfchase area. This project is gonna be huge!

Myriad Developers Seek Financing

The developers of the Myriad project are gathering their finances and hope to begin construction within a year or so. It appears as though the indoor golf course has been scrapped. I wonder what else will follow in its wake as the project moves from the drawing boards into reality?

Myriad formally announced they're moving their HQ to Memphis from Alberta, Canada, per MBJ. They also raised their ownership stake from 30% to 99%.

"The first phase of development calls for two casinos, a major 600,000-square-foot convention and exposition center with hotel, an 18-hole golf facility, a significant retail complex, a health club and spa, and leisure real estate and attractions, including botanical gardens, a water park and an "Eye in the Sky" observatory. Phase two could also include four additional casinos."
