Vanderbilt has announced (last May, actually) construction of some new buildings at the corner of 21st and West End that will replace the existing Kissam Hall.

These will provide a much better street presence as the existing buildings are further away from the streets and separated by surface parking and a high, view obscuring fence. These slightly taller buildings provide some urban, traditional style density to the Mid Town area. It also gives Vandy a better look and a more compelling presence on the West End corridor which has been missing for some time.

Great update PHofKS! It's much appreciated especially since I'm not in Nashville now so I don't get to see all the new stuff going up.

The wayfinding signs look good. The MCC is a beast. And the east side river front park is going to be fantastic.

Is that a tower crane behind the red communications building in the downtown shot?

This is great news on multiple fronts: namely that Nashville can support so many restaurants in this economy, that banks are lending and investors are fronting money for historically risky enterprises and that storefronts in multiple neighborhoods across the city will be occupied. Also, I'm surprised that rents in Germantown and Easty are so cheap.

Is there any word on what financing is like these days for developers? I know that office developers typically have to have a certian level of pre-leasing, but do hotel and apartment developments have similar restrictions? I find it hard to imagine that all of these projects (or even a third of the office buildings) can get the green light unless the banks are just going really long on Nashville.

I had this discussion with William and he said that apartments do not have to go through as many requirements as a condo or office tower. Maybe he can elaborate on this more but it’s a whole lot easier to get financing for any apartments right now especially since the occupancy rate in Nashville is so high. I think the lowest occupancy rate I saw in the Nashville sub. market was in the low 90% range.
