After the fire Ed Raskin floated a development that would have been as tall as the Life and Casualty tower across the street.  Rumor had it that Guilford Dudley, then president of L&C made sure Raskin couldn't get the funds to build.  Eventually the Third National Bank (now Truist) built their main branch there.  Only 20 floors tall so the L&C Tower would continue to dominate the skyline.

Put the Maxwell House back where it belongs....Fourth and Church! It would be a tourist attraction in itself and not just for guests; with an expanded Printers Alley this part of Downtown would become an 18 hour zone similar to Lower Broad/2nd Ave with the Maxwell House as the Anchor/Signature Hotel. It could possibly reach a critical mass of tourists whereby even the Arcade could expand its hours.

^ ^ ^ While I agree with the sentimental reasons, I doubt the 20 story ServiceSource Tower that sits there now is going away.  However, perhaps some new version of the Maxwell House could go in place of the 4th and Commerce Garage, or be part of the rumored tower that Unico has in mind for the garage space just north of One Nashville Place on 4th Ave. North.  Or perhaps it could be in the rumored mid-rise being planned on top of the garage at the NW corner of 3rd Ave. North and Bankers Alley, or maybe even the large full block surface lot at NE corner of Church & 2nd Ave. North.   Just daydreaming here.  : )

It's gotta be Fourth and Church and not just for sentimental reasons-Fourth and Church is basically the center of downtown and it could be the inflection point for redevelopment in the CBD.

The thing is Service Source could go anywhere in one of the places you mentioned as an alternative for the Maxwell House whereas the Maxwell House back on Fourth And Church would be a strategic move for City Planners to transform the whole area by bringing more people back-coupling that with an expanded Printers Alley as an alternative entertainment district for folks not interested in Lower Broadway.

Service Source at Fourth and Church does none of this and could relocate to any number of areas around Downtown.

The Maxwell House at Fourth and Church is a game changer-Service Source at Fourth And Church isn't.
