I think @Thrillwas being serious, though the mid-rise skyline thought and the 5-7 story building thought were probably separate concepts. It is an important point that the average type of building encountered is also defining of a city, not just the skyline, because as Thrill pointed out, most residents and tourists will never really engage with the true skyscrapers other than looking at them and perhaps entering the first floor of the ones that have ground level retail. Case in point, it's not the skyscrapers that folks on Broadway are hanging out in, it's the three-story buildings. I think the point about Barcelona, Vancouver, etc. is that they have very distinct, signature architectural experiences - Barcelona's endless rounded square blocks ~7 stories high with red roofs, Vancouver's spaced-out medium-height towers with interesting setbacks. The average building, and particularly residential building, not only creates the everyday visual experience but also defines the density that enables things like public transit and walkability.

Despite the exciting construction boom, the average Nashville resident probably still lives in a single-family home, and their everyday experience is still driving around suburban-style neighborhoods to suburban-style plazas and strip malls - like just about everywhere else in non-coastal America. What would change this experience (I'm not really saying better or worse) would be a larger proportion of people living in multifamily / mixed-use buildings (which need more variety and affordability options than "luxury" 5-over-1 complexes). I used to live in Somerville, MA, which was ten times more dense than Nashville while barely having any residential buildings over 3 stories tall - but also very few that were less than 3 stories tall. While it was quite beautiful and supported decent bike, bus, and subway infrastructure, it was also cramped, expensive, noisy, and old on the insides - I don't want to romanticize what I obviously chose to leave behind.

So yes, a new signature tower would of course be awesome and further distinguish the skyline for place-setting aerial shots for sporting events and TV shows and to put on the cover of promotional materials, but as Thrill said, would have basically no practical impact on the Nashville populace. The expanding denser living options in Midtown and Downtown most prominently, however flawed in their execution, are starting to have a fair impact on this everyday experience, bringing demand for new urban grocery stores and alternative transportation options. What I find myself wishing for are better thought-out, architecturally distinctive 5-12 story apartment/condo buildings, not just endless Texas donuts that in some ways bring the worst of both worlds - the overpriced cost of the denser coastal cities that many incoming residents fled from, but also soul-crushing parking infrastructure that pours more car traffic onto the roads as seen in other Southern cities a few years ahead of us in development. And also not adding anything identifiable to the architectural language of the city.

I am also in favor of it.  I just found it odd that the poster would bring up Barcelona out of nowhere... like is that just a place they went on vacation or do they really keep up with what's going on there?

I haven't seen anything on the projects at the Broadway/ West End split lately and I have not been able to find the threads for them as "search" seems to have been bolloxed with the software update.  Is the 1601 Broadway project stalled and is there anything new on the triangle area?  This came to mind when I saw an old 1940s photo.  The Orbison Building  looked a lot different with all the advertising painted on it.

Strange thing about the ownership on the project at 1601. The ownership is supposedly Scenic investments, but the address goes back to a student housing entity out of Austin TX. I am unsure what  all of this means. The building came down in January. I am unsure what all of this means.

 

As to the West End Broadway split, I would not expect anything to happen for a long time. They are trying to get a tenant for the property under the Broadway sign if that says anything. These folks have never developed a dog house much less a high-rise mixed-use development. It will be a huge learning curve for them and they will have to get a development partner.

Man, I would love to see two or three new towers in this part of the CBD.  A 500 footer equidistant between L&C and UBS and a 400 footer somewhere to the north of UBS.   IMO, that would transform this section instantly.

Or just a mix or murals, windows, brick, ivy... just not a bunch of stucco.

I actually wish they’d knock down the AT&T structure and build something similar to the 150 year old buildings along 2nd and 1st Ave…and it would also match all of those 3-4 story Victorian structures in this photo.  Would be awesome to keep everything in that part of downtown at 3-4 stories…all of those beautiful multi-colored brick Victorian style buildings…with all of the skyscrapers behind.  Totally unique.

I'm right there with ya, pal. I did a deep dive on Scenic, and all I found were rabbit trails that exponentially raise the number of questions I have. Any info on any partner that is published is ambiguous and means nothing. Nor could I find any evidence that they have developed anything. It's clear to me that they don't want anyone to know anything about their business. IMHO, the likelihood that they are nothing but a banker is very high or nefarious.
