Thanks for posting the website, brodieseyes! I had never heard of it or seen it either. It's nice to see a webiste up for the tower, as IMO it's a symbol that it is most likely a done deal. Developers don't take the time to develop a website for a project this big, if they think it won't actually get built.

Very impressive! Thanks for posting the website. The location will be a perfect fit in the skyline. Wow and a swiming pool on the deck of the 33rd floor, imagine that view.

If it is 720'ft. maybe we can call Trump himself, and explain the situation on reclaiming top spot between Houston and Miami. It only has to be an additional 30'ft. decorative spire. Nate and I will be glad to cover the cost. ha

It reallys does look great, and I'm very happy to see the extended plans. Can you imagine living in one of those 3000 square foot penhouses, 65+ stories up, overlooking all of the city and surrounding area. :w00t:

Note: All of these projects must proceed and be in service before the end of 08 in order to qualify for the huge tax benefits. Crescent City Towers recently updated its website and included the Fall of 08 move-in date. If the projects are placed in service in time, they qualify for a 50% depreciation allowance in addition to the depreciation the project would otherwise qualify for. These allowances cut the actual cost of the project substantially. Add in the fact that many will likely see GO ZONE bonds at 4%, one would have to be a fool not to go forward in a city with our history.

I thing that the city should extend the go zone date to Aug. 29, 2009 to bring more highrise development to the city!

Unfortunately, that's up to the feds. If I could change the GoZone, I'd extend the deadline and eliminate areas of this state that don't need the help, like B.R. and Lafayette. I'd extend the GoZone past 2009 to about 2011 in all leveed areas. It's the areas of this state that depend on levee protection that really need the help. Why open up shop in New Orleans when you can get the same incentives in Baton Rouge? The way the GoZone is currently structured makes no sense.

I don't know but another thing that I would try to do is create unlimited hight restricstions on areas near canal all the way to Galvez, bound to the west by Tulane Ave. and East by orleans avenue and south by the I 10.

It may seem weird but this would increase land values in the surrounding area's and also expand the downtown area. Just picture it for a moment, dozens of high rise buildings lining canal street both ways.

One thing that I've always wanted for downtown is the redevelopment of the Tulane Ave. corridor. Our mayor, unfortunately, nominated Poydras St and Canal for casino development. I think his idea would have been better suited for Tulane Ave. only. Tulane Ave. is an eyesore as it is, and would have been perfect for such a plan. But, I'm not C-Ray, unfortunately.

Now that you mention it Tulane Ave. has been dry latley when it comes down to developement. Does anyone know if the city could try to implement like a tax break for developers. Because if so I would offer the tax break along that tulane corridor.

I had never thought of it like that TSmith

BR and LAF should not even be in the GO ZONE. If anything, their presence in the GO ZONE has diminished the incentive to build here. There's a push from the Louisiana delegation to extend the GO ZONE until at least 2009. I do think, though, that extensions should not include LAF and BR.

Absolutely, one of the most ridiculous things is that those two cities are included in this deal. Gonzales should be the northernmost point allowed in the GO zone legislation. Their inclusion is such a disservide to truly impacted areas. It boils my blood. Truly, why is ALabama included too. What did they get from Katrina that deserves assistance. This program should be meant to encourage people to move to the devastated areas. Someone please show me the where the devastation of Baton Rouge, Lafayette and Mobile is.

The spire makes all the difference in the world. I'm more of a purist, so I personally believe that the true stature of a building should be judged based on the number of floors rather than a 20-story spire. BUT I think spires can make some buildings look amazing... like RSA for example. That is a building for Mobile to be VERY proud of.
