thats pretty sweet, but lakeland is way out there, so it would seem difficult to maintain with it surrounded completly by sprawl and suburbia... for example Cordova the Town, which still isnt doing so hot.

Isn't it Lakelands goal to remain Tree City USA and having a rural atmosphere? I think they'll be even stricter than Germantown when it comes to developement because they want to keep their rural atmosphere. Lets see if they can keep their goal when TN 385 opens all the way to Collierville.
