Nashville to D.C.

My good friend just got a new job and is moving to D.C. She will be working in Georgetown and would like to live pretty close to where she works (perhaps close enough to walk). However, she told me that she looked at some places in the area that were around $300,000 that were very small and in disappointing shape for so much money. We are from Nashville, where 300g can get you a pretty nice downtown/midtown condo. How expensive is it to live in D.C. anyway?

I was wondering if anyone could help us out with some suggestions on good neighborhoods nearby to Georgetown and what you can expect to get for whatever price range.
