The heart of King Street's retail district will become a pedestrian-style shopping mall this Sunday, May 16. As part of Do The Charleston, a shopping event with sidewalk sales, outdoor dining, street vendors, art and children's activities, King Street will be closed to motorized traffic between Calhoun and Queen streets from 10 a.m. until 7 p.m. The event runs noon-5 p.m.

Saks Fifth Avenue is leaving downtown Charleston after 15 years. Later this year, Forever 21, a national retailer of affordable apparel and accessories, will take over the high-end department store’s space in Majestic Square, according to The Beach Co., which developed the corner of King and Market streets in 1996. Anchor tenant Saks Fifth Avenue occupies 33,000 square feet in the 225,000-square-foot mixed-use Majestic Square development. The store will close by July 17.

RITZY CONDO COMPLEX COMING TO DOWNTOWN....

"As with One Vendue Range, the plan at Concord Park is to build 49 pricey condos -- expected to sell for just under $800 a square foot -- on property near the water, adjacent to a city park.

The main difference is that the condos at Concord Park would share a building with a 70-room hotel, restaurant, spa and other businesses.

That means someone living in one of the condos could pay for housekeeping, order room service, or have someone collect their dry cleaning. That's the "on steroids" part.

"We really believe that the market is there," said Seinsheimer, of Johns Island-based Dolphin Architects & Builders. He said the hotel is expected to be of four-star quality."

The Post & Courier must have been looking to fill space in their edition yesterday since this really isn't 'new' news. This will be the 2nd or 3rd BAR review of this project. The project will be a nice addition to this part of town, but I'm alittle concerned about the developer - Dolphin. From what I can learn about Dolphin is they have no commercial development experience, just residential single home building. And do they have the financial backing to do a project like this(?).

McAlister Development Co will propose a 8-story, apartment-style building for 350-400 College of Charleston students. The proposed building would be contructed at 347 & 359 King St., behind retail stores on a surface parking lot.

Renderings are on Pg's 2-20. The building site is really not on King St. but I guess the plat has King St addresses. Nice in-fill development that will help with easing on-campus CofC student housing needs. The 8th floor must be for mechnical use only since interior space stops at the 7th floor.

Also of note, the proposed redevelopment of the "Millenium Music" building at the corner of King & Calhoun will be reviewed (starting on page 138 of the document). I can not determine what the developer has in mind for the building, but I was hoping for something more than this for such a high profile intersection.

The interior will offer up to 35,000 sq ft of commerical space and occupancy is possible by next fall. The developer, Weiner Real Estate Holdings, is quoted as saying there is strong interest from some national retailers. H&M and Walgreens are mentioned as prospective tenants. That proposed square grass "tower" entryway reminded me of a Walgreens. Maybe Walgreens on the 1st floor and H&M on the 2nd floor. Hopefully no Walgreens at all.

Moore & Van Allen, a law firm currently located at East Bay & Calhoun Sts, has announced they will be relocating to the 1931 art deco Kress Building at 281 King St. They plan to extensively renovate the 2nd & 3rd floors and move in early 2013. The building currently has tenants Williams Sonoma and Biton located on the ground floor.

Plans for the construction of Clemson's architectural and historic preservation programs in Charleston are moving forward with the recent selection of architectural firms. The new facility will be a 3-story, approx. 31,000 sq ft building and will be located at 292 Meeting St. It will be named the Spauding Paolozzi Center. No specific construction time-table is mentioned in the article but the facility is expected to cost $10 million.

Anthropologie opening store on King Street

City of Charleston Planning Director Tim Keane said the city was pleased with the caliber of the new tenant.

“I think Anthropologie is the type and quality of retailer to be on King Street,” Keane said. “We continue to believe the predominant and vast majority of our retailers are local, and they are, but we have 25 percent that are national, and they are maintaining a high level of quality. We are really pleased about it.”

I didn't think this project had final B.A.R. approval but I was at the Marion Square Farmer's Market this past Saturday and happened to notice a construction crane was in place and work appeared to be underway.

I personally like the design but this will never get approved. Too Un-Charleston.

This was approved by the BAR, or aat least certain aspects. The BAR approval has a few 'layers' to it, so it in not complete yet, but definitely over a big first hurdle.
