Downtown Developments (South of Calhoun)

It's interesting that Charleston keeps loosing ground on retail, mostly on the higher end. Saks left the market, Williams-Sonoma is moving to a smaller place. Didn't The GAP close too? I'd be interested to know if the recession had anything to do with it. My suspicion is that it did, given the overall drop in tourism in South Carolina over the past few years.

Can't remember exactly where there is but I believe I stayed not for from here when I lived on King Street near the College on George St and not far away was Marion Square. Thanks for the post...I miss CHARLESTON...May have to return to that wonderful old town very soon for the great Bridge Run across the Cooper I believe is coming up. That's something I've never done & want to once and maybe twice-Charleston's bridge run.

A new 50 room hotel is planned for 249 Meeting St (intersecting at Wentworth) at the location of the old Farrahs Beauty School building.  The P&C article linked below says it will be a 3 story building but the Feb 13 BAR agenda states it will be 4 story building.  Good to see something is being planned for this long deglected site.

Development of yet another hotel downtown could be afoot at 325 Calhoun St.  There's an agenda item on the Planning Commission's Feb 20 meeting to rezone this property and include it in the accommodations overlay zone.  This property is essentially at the foot of the James Island Connector on the southside of Calhoun.   Roper Hospital owns the property and I believe this is the old Franke House building which I assume would be demolished.

The zoning request, if approved, would allow a hotel with up to 150 rooms.

Now if only something would happen with that ugly arse 3-story 60ish-built medical office building immediately across the street from Roper Hospital.

Article in today's P&C concerning Roper's proposed hotel development at 325 Calhoun St.

http://www.postandcourier.com/article/20130213/PC05/130219699/1165/roper-eyes-charleston-x2019-s-hospital-district-for-hotel

The hotel is being proposed as a 6-story structure with a parking deck behind the hotel.  The good news in that the development also includes the old ugly 60ish medical office building that I was complaining about in my previous post.  I was wrong though - it's a 4-story building - not 3-story.

Plans are in the works to demolish the mid-rise (a "highrise" by Charleston standards) Sergeant Jasper apartment building and redevelop the property with a mix of 6-floor apartment buildings and businesses.  The 1950-era building could be demolished spring/summer of 2015.

I thought the Beach Company had planned to renovate the Sergeant Jasper, not demolish it.

I was downtown on Black Friday and saw a couple empty storefronts along lower King, specifically between Wentworth and Calhoun. Anything slated for these spaces?

Officially announced today that H&M will be opening Dec 19 at 281 King St., in the old Kress Bldg.  This is between Wentworth & Calhoun.  There's been rumor of H&M coming to King St for some time now.

The P&C Business section had an article in today's edition discussing the redevelopment of the Millennium Building. The interior will offer up to 35,000 sq ft of commerical space and occupancy is possible by next fall. The developer, Weiner Real Estate Holdings, is quoted as saying there is strong interest from some national retailers. H&M and Walgreens are mentioned as prospective tenants. That proposed square grass "tower" entryway reminded me of a Walgreens. Maybe Walgreens on the 1st floor and H&M on the 2nd floor. Hopefully no Walgreens at all.

So, the developer will now sub-divide the Millennium Bldg into 4 spaces, with Chipotle Mexican Grill taking 3,000 sf on the King St, side of the building.  BAR will review plans at its Jan 8 meeting.  No mention of any other prospective tenants.  Too bad the building could not have been leased to a single tenant but glad something will start happening there.

Architectural rending of what's being proposed to BAR this evening for new Chipotles.  Very bland, so BAR will surely approve.

My biggest fear has come true.  There's a friggin' drugstore going in the old Millenium Bldg as being reported today in the P&C:

Kind of hard to believe no other retailer worked out for such a high-profile location.

According to the most recent BAR agenda (agenda item 4, p. 23), a three-story hotel is proposed for 115-117 Calhoun Street, right across from Mother Emmanuel AME Church. https://www.google.com/maps/place/115+Calhoun+St,+Charleston,+SC+29401/@32.78719,-79.933148,3a,75y,127.68h,86.26t/data=!3m4!1e1!3m2!1sGBgTZ4LitaTQTZJO45M-Fg!2e0!4m2!3m1!1s0x88fe7a6d18ffd6bd:0x949655310282b59d

There's an existing single house on the lot, which looks like it would be renovated and incorporated into the project according to the renderings.

The Saint Hotel

Charleston's Board of Architectural Review on Monday approved a request to demolish a two-story building at 194 E. Bay St. but sent plans for a hotel there back to the drawing board.

The board said a five-story hotel would be too massive for the site and recommended three and a half or four stories instead.

The brick building between Cumberland and Faber streets was constructed in 1973, and there's nothing historic about it, according to the presentation by the architectural firm Goff D’Antonio Associates. The board unanimously approved the request to tear it down with little discussion.
