PeopleMatter moving international headquarters to Upper King Street; at least 265 new jobs on way

To further go into detail about the above post, the software company coming to Upper King St. is PeopleMatter. The company will renovate the historic building at 466 King St. and will build a new office building at 468 King St., where Beer Works currently sits. PeopleMatter's expansion to Upper King is expected to generate at least 265 new jobs in addition to the company's current 70 employment positions.

Three businessman plan to turn a former liquor distribution warehouse on Columbus Street into a bowling alley that offers food and drinks. The Alley, which takes the name of a similar venture the business partners run in Raleigh, could open by early fall in a 14,100-square-foot, block-long building between a Piggly Wiggly supermarket and a U-Haul store. The Alley will be open for lunch and dinner in the front of the building, will offer outdoor dining and include eight bowling lanes in the rear.

More details are available about upcoming work on the Crosstown. Specifically, major drainage improvements will be installed along with landscaping and pedestrian improvements to that street. Y ou can read all about it in this document:

The Midtown project is set to begin construction soon. This is a good sign that the Charleston economy is recovering from the economic doldrums.

Heard through the grapevine...Horizon Project would be redeveloped as an ultimate urban infill project (for Charleston) to include a diverse mixed-use community incorporating green space and laid out on a grid system. It is intended to be a new economic development driver for Charleston, created with a slant toward MUSC research and development, but as a place for everyone.

The project with over 4 million square feet of space will include commercial, retail & 800-1000 residences, and no height restrictions...though nothing will probably be taller than 125 feet.

The Best Friend of Charleston train returning to Charleston:

The City recently released a RFP for the redevelopment of the City-owned East Shed building that is located next to The Children's Museum on the block bounded by King, Meeting, Ann and John Streets. This is a single-story historic building with approx 6,700 sq feet. The RFP in-part stipulates a 20 year lease of the building with the City contributing $1 million towards reconstruction costs. Reconstruction will also include an addition of a glass enclosed exhibit space at the John St. end of the East Shed to display the Best Friend train (currently on loan to Atlanta). The City wants a family-oriented restaurant developed on the Ann St end of the building. A new coutryard will be developed between the East Shed and The Children's Museum where the City is promoting the placement of Phillip Simons art display. Proposals must also include the construction a conference room that can be utilized by the City and CARTA for public transit related meetings. RFP responses are due back to the City by Feb 27 2012.

BAR gave conceptual approval in March to convert the old Rivers Federal Bldg into a 120 room hotel. Last night, the developer went back to the BAR seeking approval for 41 additional rooms for a total of 161 rooms. Also, and I don't know the specifics, but the developer is requesting a height variance. I'm not sure if this is related to the 41 rooms and/or a rooftop lounge area. The developer is Dewberry Capital based in Atlanta. The firm's prinicipal executive and owner, John Dewberry, owns a second home in downtown Charleston. I do not know if the BAR approved the 41 rooms and height variance or not last evening.

Dewberry Capital has updated its website with its hotel conversion project of the old Rivers Federal Bldg. The project is scheduled for completion in the fall of this year. The hotel will in fact have a rooftop pool (and spa). I recently read in the P&C that the BAR is still reviewing the exterior treatment of the building in regard to the brick finish.

Upper King on rise: Hotels, apartments, restaurants changing face of downtown area

  • About 200 high-end rental units soon will be going up at Spring and Meeting streets while a 238-room lodging is planned as part of the adjacent Midtown project at King and Spring streets.
  • A 120-room Holiday Inn already is rising a block away at Woolfe and Meeting streets.
  • Last June, the Cocktail Club opened in the upper floor of 479 King, and a few months later, its owners opened The Macintosh restaurant directly below.
  • In October, Michael Shem-Tov, a partner in two Mellow Mushroom pizzerias, ventured farther north to 654 King with a sandwich shop called Butcher & Bee between the Crosstown overpasses.
  • In December, Kevin Dignan branched out five years after opening O’Malley’s pub and started Mercury Bar next door at 547 King.
  • Two doors down, Super Bad’s Hassouneh diversified by opening a convenience store called College Market just after Christmas, seeking to capitalize on the College of Charleston crowd.
  • That same month, former REV Foods executive chef Kevin Johnson started serving finer dining at The Grocery at 4 Cannon St., half a block off King.
  • The former Bank of America building at 544 King St. will become an oyster bar in the fall, a product of acclaimed FIG restaurant chef Mike Lata and business partner Adam Nemirow.
  • By May, the former antique mall store at 495 King will be transformed into a two-story restaurant called Stars with a rooftop bar.
  • The vacant building that once housed Charleston Paint Co. and nearby property could be the site of an unnamed restaurant with two office users upstairs or retail.
  • At 186 St. Philip St., a block off King, Jason Cronen and Alley Ejlali, both veterans of the local food and beverage industry, plan to transform a former church at St. Philip and Cannon streets into a combination cafe, bar and Laundromat called Dirty Laundry.
  • And half a block over from Upper King on Columbus Street, The Alley will come to life this summer, offering bowling and dining, said David Crowley, one of the partners in the project. That’s across the street from The Post and Courier, which sits on 12 acres controlled by parent Evening Post Publishing Co. The site includes large, undeveloped parcels between Meeting and St. Philip streets, but the company has announced no development plans nor has it submitted any to the city, Evening Post CEO John Barnwell said last week.

200 Apartment units with ground floor retail at the corner of Meeting and Spring Streets. This area is really heating up.

The article says that this marks the first major rental project to hit the peninsula in more than 25 years. Plans call for two levels of parking and about 6,900 square feet of ground floor retail space. The deal has been in the works for more than two years.

The Design Review Board will be reviewing this evening plans for a new 4-story mixed-use building at 268 Huger St. (a/k/a 599 Meeting St). The ground level will be parking with small office spaces facing Huger St. and the upper 3 levels will be residential units. This is the first phase of the project that will eventually incorporate a former church building among other buildings.

This property is located across the street from the proposed skate park. It looks like a nice development but from what I'm seeing in the drawings the residential units appear to be very small - almost college-dormish in size.

I normally wouldn't post about the construction of a fire station but I will for this one:

Charleston City Council approved the contract at this past Tuesday's council meeting for the contruction of what will be the city's new main fire station to be built at 1451 King St. (far upper King). It will be a $5.7 million facility that when completed will become the home for fire companies 2 & 3, in addition to housing CFD's administration offices and emergency command center.

It's is disappointing though that the new station will be replacing the historic fire station at Meeting & Wentworth Sts., which currently the main fire station. From what I understand, it will become a museum of sorts for old fire apparatus.

So lame. I'm sure the new station will be nice, but Station No. 2 is very, very awesome. There aren't many places where you can see a building that old being used for its original purpose after 100 years (that's just a guess, not sure how old the building its)

Slightly late in posting this but the B.A.R. gave final approval at its Jun 27th meeting for exterior renovations to the existing Howard Johnsons Hotel at 250 Spring St. The changes include architectural detailing at the building's base and on floors 7 & 8; new exterior paint colors; and replacement of the porte cochere. I believe the hotel is going to be re-branded to a Holiday Inn Express.

Horizon Project- Does anyone know if this is still a go? It would really go a long way in creating some density in an area of Chas which is mainly used for parking. Wife and I are looking to retire somewhere near the water, and some of those condos would have lovely views of the Ashley.

The latest update I could find is on the home page of the Horizon District website. The RFP was released July 26 and are due back November 16th.
