I sure don't need 77 to be any more than 2 lanes, and it affects me not at all if the people that moved to LKN when there were no plans for a road expansion to wait in traffic with all the others that made similar life choices.     But I did grow up in a healthy home, so I am glad they got their road doubled in capacity for them a decade early!

I sure don't need the Blue Line or the Silver Line or any city buses, and it affects me not at all if the people that moved to Central Ave. when there were no plans for a bus expansion to walk with all the others that made similar life choices.  But I did grow up in a healthy home, so I am glad they got their public transit created for them!

Sounds idiotic both times...

How about the difference between South Park and Troutman?

Even less, about $700 difference.

Combined rate for Charlotte is 1.3119
Combined rate for Cornelius is 1.0782
Combined rate for Troutman is 1.1375.

I'm shocked my tax rate is lower than Troutman!

Edit: I'm only coming up with a Tax Rate for Troutman of 1.0475. Just adding Iredell Co. and Troutman together. What am I missing?

Troutman property tax rate: .52
Iredell County property tax rate: .5275
Iredell Fire: .09
Total = 1.1375%

Mecklenburg property tax rate: .8232
Charlotte property tax rate: .4877
Total = 1.3119%

For a house appraised at $400,000 the property tax would be:

Troutman home: $4,550
Charlotte home: $5,276

Delta: $726 per year

For somebody working in Uptown, the $726 in annual savings in Troutman is negated by the increased annual spend on fuel. A commuter between Troutman and Uptown in a 2018 Toyota Camry would spend roughly $932 annually on fuel for 220 days of commuting. This would contrast with $215.6 annually for a commuter between South Park and Uptown. The savings on fuel would be approx. $716, making the two homes essentially net neutral (though the South Park commuter also gains approx 1 hour of their time back per day or 220 hours per year).

Great breakdown. I'm really surprised about that tax rate. You also answered my math question from above. Thx.

I'm with you on the long commute not being worth it and having the numbers helps.

Are there any plans of improving the Brookshire Freeway in Uptown? Maybe I’m wrong in thinking this, but wouldn’t the freeway improve in mobility and safety if a couple of the on and off ramps were removed?

No imminent construction that I know of. Along Brookshire, there would also need to be coordination with the new Silver Line routing. There was a feasibility study a few years ago, but I can't find the report now. https://charlottenc.gov/Projects/Pages/I-277FeasibilityStudy.aspx

Edit: found it. 40mb PDF warning. https://charlottenc.gov/Projects/Documents/I-277_I-77 Loop Strategic Plan_Final Report 2.pdf

I have co-workers and friends in W-S that said they put this project to a public vote.  The overwhelming majority was to close it down for 2 years, as opposed to having it drag out for 5 years and have everything winnowed down to two lanes.  Bite the bullet and just grin and bear it for the short term.
