Charlotte Coliseum Massive Development - City Park

So I ride the MB trails near the old Coliseum at lunch and noticed quite a lot of activity over at the site.

Looks like Oxford Properties that owns the land leased/sold a tract to Preferred Apartment Communities, Inc who is developing a 248 unit luxury apartment complex. Most of the articles seem to indicate this is still the City Park plan.

This is actually a pretty interesting project.  I doubt it'll be that "urban" or aesthetically pleasing, but it replaces a big gap of nothingness that was the old Coliseum.  I imagine it'll fill in quite well considering it's a pretty accessible area in regards to traffic and also close to the airport.  I'll be interested to see what effect it has on that entire part of the city.

Definitely a shame that the more dense original design did not carry through but at least they are progressing and have some mixture of uses and density.

 

The original project would have provided the area with more of a neighborhood center than this will provide.   I suppose it is the inevitable in a world of lower community standards and higher lending standards.

Couldn't quite decide what thread this fit best in, but the new VA Hospital on Tyvola broke ground a couple of weeks ago. http://www.bizjournals.com/charlotte/blog/health-care/2014/03/va-plans-groundbreaking-for-charlotte-health-care.html has some imagery if the new project, which is almost 300k square feet. Definitely seems to qualify as an "under-the-radar" massive project.

It has been a few weeks for me but the townhomes are well underway by Ryan Homes and more apartments are being built. The dual branded Marriott hotel is rising Fairfield Inn and Residence Inn I think. More retail is coming Starbucks, Panera, Chipolte     http://properties.theshoppingcentergroup.com/properties/citypark/#overview

Another rezoning petition just hit (first one of 2018) for retail in front of the hotel at City Park...

Drove by City Park today aka old Charlotte Coliseum site.  Apartments complete, lots of townhomes and now single family homes being built, new retail mainly restaurants up front (Starbucks, Panera, Chipolte etc) opened.  Plus the rezoning is for additional townhomes by Ryan Homes in lieu of office that Lincoln Harris was going to develop.  I  think this is a good move as more housing is much needed in this area.  Plus a sign is up for the new Aloft hotel that will front Tyvola Rd and main entrance.   Dual branded Marriott hotels are open in front of apartments.   (the 5th photo is the old main entrance road remember the Gumby piece of art proposed there?)

Man I miss leaving the Charlotte Coliseum around this time of the year after a Hornets victory or, almost better, a monster truck rally.  There was nothing like traversing the massive parking lot while breathing crisp winter air that smelled of stadium concessions and the nearby sewage treatment plant.

I teared up a bit reading that. I think I got my great sense of direction because my dad would park in the furthest spots so we could get out faster. I'd always sprint as fast as I could toward the car, dodging moving vehicles. Now that I think about it... I'm lucky to be alive.

The parking lot had a fence across it about two thirds of the way down from the Coliseum. This was to enable the venue to limit parking to the higher two thirds for events that did not fill the enormous building. The secret: park just below the fence. After a Hornets game one could walk quickly through the lot, faster than one could creep while in a car. Leaving from the lower portion allowed one to exit to Tyvola far faster than creeping from near the top. Also the fence prevented anyone higher from darting through parking areas. They had to reach the exit lanes the proper way. We, however...
