Perkins Rowe in Baton Rouge put up for sale by Texas owner                                                                                                                                                                                                       The Texas-based investment firm that acquired Perkins Rowe about 18 months ago and spent untold millions on improvements to the mixed-use development is putting the property on the market.

A spokeswoman for Stirling Properties, which manages Perkins Rowe for owner TPG Capital, confirms the 710,896-square-foot development is for sale. HFF Dallas, a national commercial real estate brokerage firm, is listing the property. There is no asking price, according to Stirling spokeswoman Donna Taylor.

TPG acquired Perkins Rowe in late 2013 from lenders, who had bought back the property out of foreclosure. No sale price was disclosed at the time, but since then TPG has invested heavily in building out unfinished apartments, completing the parking garage and a rooftop swimming pool, and upgrading office and retail space. TPG also spent $2 million in October 2014 purchasing from developer Tommy Spinosa the cooling plant that supplies chilled water to the air conditioners for Perkins Rowe tenants.

Stirling, meanwhile, has attracted new retail and office tenants to the development. Perkins Rowe’s 128,180 square feet of office space is 94% leased, and its 375,120 square feet of retail space is more than 85% leased, Taylor recently told Daily Report. In addition to the office and retail space, Perkins Rowe has 87 condo units and 546 apartments, 408 of which are under construction.

Industry experts aren’t surprised the property is for sale. Local appraiser Wesley Moore says it only makes sense the investors would want to sell Perkins Rowe, given the improvements they’ve made to the property and the strength of the local market. Last year, for instance, the Acadian Village shopping center sold for more than $32 million.

“This is just a natural stage in the development’s history,” says Moore, of Cook, Moore & Associates. “They picked up a deal and fixed it up and now they’re hoping to make a profit on it. It’s just like people do with houses—with just a lot more zeroes involved.”

How many more zeroes the development will fetch is a question Moore isn’t prepared to answer. He predicts it will be “well north” of $100 million, but cannot say whether that means $150 million or as much as $200 million.

“You’re talking about a mixed-use development with lots of pieces and parts and a story that is constantly evolving so it’s really hard to say,” he says. “But it is a highly marketable property on a national scale. Four new tenants signed on for Perkins Rowe; 88 new apartments recently completed

 
 

A new sporting goods store, sunglasses shop, hair salon and hair restoration clinic are all set to open in the coming months at Perkins Rowe, where 88 new apartments were also recently completed and are now available for lease.

The largest of the new tenants is Auburn, Alabama-based Kinnucan’s Specialty Outfitters, which will open its first Louisiana location in a 10,400-square-foot space in Perkins Rowe. Donna Taylor, senior vice president of asset management and new business for Stirling Properties, which handles leasing and management at Perkins Rowe, says the store should be open by next April. Kinnucan’s currently has 13 stores in Alabama, Georgia, Mississippi and Tennessee, according to the company’s website.

Shades Sunglasses and Casual Apparel will be the first of the four new tenants to open when it moves into about 3,000 square feet of space next to Kendra Scott Jewelry sometime next month, Taylor says. It will be the first Baton Rouge location for the Orange Beach, Alabama-based company, which has seven other locations in Alabama, Florida and Mississippi, alongside its Lafayette store.

Drybar, meanwhile, will open in December in a roughly 1,900-square-foot space that will house 13 styling chairs. The Baton Rouge location also will be a first in Louisiana for the rapidly expanding Irvine, California-based company, which is planning on opening 11 more locations by the end of year across the country. It will have more than 50 locations following the openings.

Also joining Perkins Rowe next year will be Hair Club, which will open its second hair restoration clinic in the state in a roughly 2,000-square-foot space above California Pizza Kitchen in January, Taylor says. Hair Club’s other Louisiana clinic is located in New Orleans.

“After we get these four tenants in, we should be close to the 87% mark” for total retail occupancy in Perkins Rowe, Taylor says. “We still have some retail space available, but we feel like once we get these in then we’re going to be in good shape to bring some additional tenants in.”

Taylor says interest has been strong in the 88 new apartments that also recently came online at Perkins Rowe. The addition of the one-, two-, three- and four-bedroom apartments brings to about 300 the total number of apartments in the development. Another 300 condos are also located at Perkins Rowe, of which about 60% are sold, Taylor says.

Luxury recliners coming to Perkins Rowe Cinemark as part of $2.36M renovation project

     

Baton Rouge movie buffs soon will be able to recline in plush oversized, electric recliners with a cup holder and footrest while watching their favorite flicks at the Perkins Rowe Cinemark.

As part of a $2.36 million renovation project, Cinemark Holdings, Inc. is adding its new “luxury loungers” to all 16 auditoriums, as well as changing the signage, and creating a party room and break room inside the 58,000-square-foot theater.

The project is expected to begin in mid-March and last until mid-July.

Donna Taylor, senior vice president of asset management and new business for Stirling Properties, which handles leasing and management at Perkins Rowe, says the company will complete the project in phases. Workers will change seating in two or three auditoriums at a time, until they have renovated all 16 auditoriums, Taylor says.

Cinemark has installed the luxury seating in 23 theaters and is installing them in three others, according to the company’s website. Cinemark will issue a press release in the coming days to announce the renovations and give further details, Taylor says.

The renovations follow fall’s opening of The Movie Tavern, which features plush seating, food and drinks, and the impending arrival of an Alamo Drafthouse to Rouzan.

Media reports from around the country show Cinemark has added beer and wine to its list of amenities at several theaters that also have been upgraded with the luxury recliners. Taylor, however, says she knows of no plans to add alcohol to the Perkins Rowe theater.

MAPP Construction is handling the renovations, according to the construction permit.

Plano, Texas-based Cinemark Holdings operates more than 510 theaters with more than 5,700 movie screens in the United States and Latin American. Cinemark has six theaters in Louisiana.

Aetna Better Health of Louisiana opening Medicaid operation in Perkins Rowe

Aetna Better Health of Louisiana is expanding its footprint in Louisiana from New Orleans to Baton Rouge and is moving into a 13,302-square-foot office space at Perkins Rowe.

Aetna will open above LA Fitness in July, according to a news release. Approximately 100 employees will be housed there.

I'm sorry but I feel like in some ways we got short changed with this development (Perkins Rowe in general). I mean, the best they can do is build some run-of-the-mill apartment buildings that will probably have a gate around it??

Construction should start “in the next week or so” on Park Rowe Village, a $35.2 million apartment complex in the Perkins Rowe mixed-use development.

David Alexander, a partner in Vintage Realty, the Shreveport company that is developing Park Rowe Village, said the first apartments in the 336-unit development should be available for lease in spring 2017.

“We’re ready to get started ASAP,” Alexander said. Vintage Realty acquired a 20-acre tract of land east of the NeuroMedical Center and south of Dawson Creek for the apartment complex in November 2013.

The complex also will have a 5,000- to 6,000-square-foot clubhouse; a fitness center; a cybercafe; meeting rooms and offices; and a large, resort-style pool and cabana, with an outdoor cooking area.

The units will be spread across several three-story buildings.

Thanks..was going to post this..but was really too disappointed to bother <_< 

This new run-of-the mill development won't even blend in with the 4-story buildings that line the Perkins Rowe streets....& when you look at the "original" site plan back in 05'...the condo's were supposed to be 8-stories/  four separate complexes(depending on demand even taller w the  up to 150'ft' special zoning) ; my how times have changed ....making this a big time let down...probably too cheap to have required elevators it would take to make it at least 4-floors

Things like this are the reason the BR Forum on UP has slowed down

Park Rowe construction is still going on in the back of Perkins Rowe....not too impressed considering the original proposal was so much larger; still it's better than the swath of barren underbrush...renderings look ok..Picardy Connector hopefully starts soon

Here is the original plan with cool Perkins Rowe model that had been on display at the sales office...(hard to believe this was over 10 years ago; just before Great Recession)

Check out the building in the very back on left (top) behind the NeuroMedical Center....>>it's an 8-story condominium <<....eventually there where supposed to be FOUR of these Condo's  done in Phases....really giving a "Bigger City Feel"  n the suburbs....depending on the demand those may have been 10 or even 12-stories...with the "Special Zoning" up to 150'ft Tall...this is the reason for the mixed feelings abt the new Park Rowe

Also a 5-story Hilton Garden Inn (left) in front of NeuroMedical Center never was built; just a green tract of open grass & the one large anchor department store fell thru too

Some of these changes seem interesting.  The articles says they may take away the fountain.  I don't see why they can't put a stage canopy in Magnolia Square, I mean they don't need 2 flat parks and that's probably the nicest fountain in town.

A $5 million redevelopment is planned for Perkins Rowe that aims to bring in more unique local restaurant concepts, add retail space, renovate the main Town Square and improve the parking garages in the mixed-use community.

Thanks for posting Dan...bec was about to do this earlier :shades:    Hmmm...wonder what they will do w he Fountain if it is removed?  The new Band shell sounds cool for the Main Square...

Good to see that one of the main parts of the redevelopment will at  Magnolia Park (the small unused pocket park on the East end ) ; with the new 336-unit Park Rowe apts ;Nice to see  Picardy Extension mentioned making it more accessible & visible  once complete....WHEN ARE THEY GOING TO FINALLY START??

Wonder if that movie theater will survive.    

No one has been going to see films in almost a year because of the global Covid pandemic.   To my knowledge, Hollywood still isn't cranking out movies now.   So there will be at least a 4-5 month lead time before there's anything to really see at the theater if we returned to normal RIGHT NOW, which isn't happening.

A friend and I actually went there a months ago to see a movie just to have something to do. There was actually a decent crowd in the auditorium considering it was a B/C film during a pandemic.
