Massive "lifestyle center" proposed for Hudson

A 375 acre "lifestyle center" has been proposed for Hudson, NH along the shores of the Merrimack River, across from Nashua. Complete with a resort hotel, outdoor performing arts center, townhouses, high rise condos, a corporate office park, tons of retail stores (designed to look like quaint Main St. shops ), and my personal favorite... a theater district, consisting of a 16 screen movie theater surrounded by boutiques , not to mention acres upon acres of surface parking.

The development is so large, Hudson had to hire a planning official just to analyze it. If approved it would be the largest development of its kind in New England, and the first lifestyle ctr for NH.

Why do these 'lifestyle center' developers do such a piss-poor job? I have no training and could deisgn a far better layout for this.
