It seems as though the city of Doral is also jumping into the "downtown" theme, just like the recent Downtown Dadeland projects.

'Downtown Doral' to mix housing, shops, work

Over the next seven to 10 years, about 120 acres in Doral will be turned into a mixed-use community, with condos, offices, shops and restaurants. The area, on Northwest 53rd Street between Northwest 87th Avenue and Northwest 79th Avenue, will be called Downtown Doral.

The project, rising on the site of the former Koger Center, will feature a three-acre park and a boulevard called Paseo Doral lined with townhouses, according to the developers, Flagler Development Group. A main street with cafes and stores, a new school and possibly a city hall also are proposed.

The development will include 2,840 residential units, 180,000 square feet of retail space and 400,000 square feet of office space.

The initial phase includes two condo buildings and the transformation of an office building at 7950 Professional Center into a 70,000-square-foot office/condominium.

The Cardinal, a 16-story, 205-unit building overlooking the Doral Golf Resort, will include condos from 640 square feet to 2,900 square feet with prices ranging from $300,000 to more than $1 million.

The second condo building has 224 units in four stories ranging from 700 to 1,300 square feet and priced from the mid $200,000s. Sales for both residential projects will begin later this year.

The development is a joint venture with institutional investors advised by JPMorgan Asset Management Real Estate.

I know this area well, since our business is right up the street from here. If you've ever driven down NW 53rd Street, from 79th Avenue to 87th Avenue, you'll notice that the entire street is lined with office buildings, most of which belong to federal agencies. The intersection of 53rd Street and 87th Avenue borders the Doral country club's "Blue Monster", which is right where their new construction is for Doral's "The Blue" condominium project.
