ASR filed for one of the largest buildings in Raleigh, if built, Nash Square Apartments. 430 feet. This is the property that was scheduled to be a 10 story hotel before COVID hit.

A partial block of prime downtown property is seeking rezoning from 7 stories to 20 stories. Frankly, I rather this property sits until the right project comes about and adds height to DTR but this is what it is. 

 

 108 & 112 Stronachs Alley and 521 & 529 S Wilmington St

Now that Raleigh is red hot, greedy developers aren't going to wait. They're going to snatch up any available land they can get their grubby hands on that may turn a profit. If they could get away with it, some of them would build a trailer park on this prime downtown land if they thought it would make them a reasonable profit.

This is why the city government needs to evaluate proposals very carefully, and not rubberstamp any proposals based on a developer's song and dance. Raleigh has gotten burned several times in the past by this.

Well they have 30+ brands under the Marriott ownership, so I'd say there are many we don't have.

According to all the expected ground breaking announcements, Downtown Raleigh will be having a construction boom by Fall 2022. Probably the most cranes in DT ever.  There should be at least 12-to-20 major construction sites and many construction cranes.  It's going to be an exciting mid-decade for Raleigh for sure. Not only in Downtown but throughout the metro with the other major projects in the works. 

 

This is not including  all the delayed projects that will be restarted like 301H phase II (eta 12-18 months) and the Nexus as they have vague timelines.

I'm on the Nashville board, watching the fire-hot project list expand seemingly weekly, with 4 Seasons, Ritz, etc  with 3 proposals of 500', a 600' and a 700.   Will be interesting to see downtown Raleigh finally go nuts and get 5 or 6 biggies going at the same time.

The last big spree was in 1991 when the 3 towers were underway... will 2022 finally see a year that can beat that?

Hmm well if were are going by 25 or greater stories then probably around 2023 or 2024 when The Creamery, RUSBUS, and Smoky Hollow III should all be underway or near completion. However what this period has that the early 1990's didn't is the huge list of mid-rising projects going up. The Nexus project  will have several towers and they are all now zoned to up-to-40 stories so we might see one or even 4 towers of greater than 25 stories just from that. Plus the Zimmer is still on the table and there's plenty of projects no announced yet.  

I'm most excited about the RUSBUS project, it's going to be a nice project. Too bad there isn't a condo component I would have considered getting a unit. 

 

That's not to take into account future unannounced projects in North Hills.

The project is named Salisbury Square and it called for 1 residential tower and 1 residential mix-use tower with ground floor office/retail. The original plan mentioned that it will have 180k square feet of office space. I'm not sure if that has been scaled down or not but I'm assuming that COVID has really changed the office market.

This was the rendering for the proposed tower on Fayetteville St. I believe this project was scrapped when Highwoods entered the picture.
