Furman Condo/Hotel Tower

In todays print CBJ, it is reported that Boulevard Centro was the selected bidder for the 1/3 acre parcel at Caldwell and Trade sts.

Blvd Centro apparantly partner with a hotel developer, and 150 hotel rooms will be included in the 25-story condo tower.......also, there will be ground level retail.

Nope....they did break down the floor count though.

1st floor retail

2-8 parking deck

9-17 hotel

18-25 condos

Though I've never been a fan of red-bricking everything, I think this would be an appropriate place for a brick, steel, and glass design.

This is amazing news. I had started to expect a 5 story building after Trammell Crow dropped out. I love skinny towers like they would have done a hundred years ago. It is funny how we are now so used to projects taking up most of a block that it is shock to see s proposal for just a regular little parcel that is just part of a block. I hope this also kicks the YWCA block into gear. It will be nice to see the arena surrounded by towers.

Does anybody have an up-to-date aerial of the arena, or a site plan or something? The one on Google Maps is old, and I just can't picture it since I've only seen the arena twice myself.

I believe it is this area on the arena block I don't know though.

Too bad the hotel couldn't have actually be incorporated into the design of the arena itself, much like the skydome hotel in toronto, which I have stayed in. I heard that there were a few rooms that faced into the stadium, I am not sure if that was true or not. Was definately an awesome hotel.

Have you ever heard of a pencil tower, it is a type of tower in Hong Kong, that would easily fit on this lot, I'm just wondering how the parking deck is going to work.

So does anyone know what hotel corporation might want to expand into Charlotte? i dont think an upscale hotel is in the mix, but maybe something funky and eclectic, like a boutique hotel maybe a Hotle Indigo or Nikko.

Thx for the pix. One of these pencil towers would surely look odd on this site...at least for the time being until (hopefully) buildings are put up on adjacent blocks...preferably of similar height. Talk about a sore thumb.

I kind of like the idea of a pencil tower downtown. You don't have to go as far as Hong Kong to see them as there are a number of them in Myrtle Beach. Many of the towers going up there now were on property that was originally designed for the small 3 story hotels and beach houses that used to be on Ocean Blvd. They are maximizing the land by building towers that are only 2 units to a floor.

The only photo I have of one of this is the ugly ass building called The Palms. Hopefully the design in Charlotte will look a little better than this, but you get the idea of what something like this would look like. Despite the garish color I've always admired the Palms for being one of these pencil towers. The great advantage of a pencil tower to a more conventional place is there are no interior units. A two unit wide tower like the Palm has plenty of windows and balcony space for all of the units and you don't get the feeling that you are living in a tunnel.

I really like that it's adjacent to existing development.....once the arena retail space open, and this opens, it will provide a relatively good streetscape along Trade.

The thing that is really interesting to me is the demand for the parcel. Furman is paying $7M per acre for the site....which is more than what Wachovia paid for their new tower site. Apparantly there was another bid at over $8M per acre that the city declined.

It seems to me that the supply of available parcels may be constraining development activity. While a Trade St. parcel certainly is attractive, I would have to assume that lots of other parcels aren't being developed simply because the owners want to hold onto them as they see land prices skyrocketing.

Of course, I do think there will be a slow-down on development activity in the next couple of years, but I'm enjoying the enthusiasm.
